{"id":149652,"date":"2024-07-26T15:38:39","date_gmt":"2024-07-26T21:38:39","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=149652"},"modified":"2024-07-26T15:44:02","modified_gmt":"2024-07-26T21:44:02","slug":"nearshoring-demanda-oficinas-funo","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/nearshoring-demanda-oficinas-funo\/","title":{"rendered":"Nearshoring impulsar\u00e1 la demanda de oficinas: FUNO"},"content":{"rendered":"<p><em>M\u00e9xico cuenta con tres caracter\u00edsticas que puede explotar para aprovechar a\u00fan m\u00e1s el nearshoring: cadena de suministro, conexi\u00f3n establecida con Estados Unidos e infraestructura<\/em><!--more--><\/p>\n<p>Jorge Pigeon, vicepresidente de Mercado de Capital y Relaci\u00f3n con Inversionistas\u00a0de <a href=\"https:\/\/funo.mx\/\" target=\"_blank\" rel=\"noopener\">FUNO<\/a>, se suma a los especialistas que afirman que el <strong>nearshoring representa una oportunidad de desarrollo<\/strong> y crecimiento para M\u00e9xico. Debido a que la llegada de empresas al pa\u00eds podr\u00eda impulsar la <strong>demanda en diferentes sectores<\/strong>.<\/p>\n<blockquote><p>\u201cLa oportunidad del nearshoring no es nada m\u00e1s industrial, es industrial, es creaci\u00f3n de empleos, esos empleos van a necesitar consumo, y ese consumo van a necesitar centros comerciales, esas empresas van a necesitar oficinas. Entonces vemos que afecta toda la cadena de valor\u201d, explic\u00f3.<\/p><\/blockquote>\n<p>En ese sentido, a pesar de que se habla cada vez m\u00e1s de la reconversi\u00f3n de espacios corporativos en otros giros, Pigeon resalt\u00f3 que desde FUNO consideran que, a largo plazo, la <strong>relocalizaci\u00f3n de empresas har\u00e1 visible la falta de oficinas<\/strong> en M\u00e9xico.<\/p>\n<blockquote><p>\u201cSi me preguntas, como compa\u00f1\u00eda de bienes ra\u00edces y pensando a muy largo plazo, creo que en M\u00e9xico nos van a faltar oficinas en los pr\u00f3ximos, vamos a decir, diez a\u00f1os con el crecimiento que esperamos y podemos ver con ese tema de nearshoring\u201d, platic\u00f3.<\/p><\/blockquote>\n<p>Por otro lado, el especialista coment\u00f3 que el nearshoring podr\u00eda impulsar una transformaci\u00f3n en el pa\u00eds. Pigeon ejemplific\u00f3 que, hace 20 a\u00f1os, <strong>China no contaba con la planificaci\u00f3n y tecnolog\u00eda que tiene hoy en d\u00eda<\/strong>, por el contrario, contaba con asentamientos rurales. Sin embargo, al convertirse en la \u201cf\u00e1brica del mundo\u201d esto cambio.<\/p>\n<blockquote><p>\u201cExplota el crecimiento chino y se vuelve en la segunda econom\u00eda m\u00e1s grande del mundo. T\u00fa ves las fotograf\u00edas de ciudades chinas, antes de 1990, eran muy rurales, no ten\u00edan la tecnolog\u00eda que tienen hoy. China se ha transformado en unos 20 a\u00f1os. \u00bfPor qu\u00e9? Porque se convirti\u00f3 en la f\u00e1brica del mundo; el tema de nearshoring es algo muy parecido a eso\u201d, detall\u00f3.<\/p><\/blockquote>\n<p>Siguiendo con su ejemplo, Pigeon, platic\u00f3 China mostr\u00f3 un gran crecimiento a pesar de no contar con una <strong>cadena de suministro, conexi\u00f3n establecida con Estados Unidos e infraestructura<\/strong>, <strong>caracter\u00edsticas con las que M\u00e9xico ya cuenta<\/strong>. No obstante, es necesario que el pa\u00eds invierta para que pueda aprovechar<\/p>\n<blockquote><p>\u201cNecesitamos invertir en much\u00edsimas cosas, necesitamos invertir en el terreno industrial, en muchas naves industriales para que lleguen todas esas naves de producci\u00f3n en M\u00e9xico, necesitamos invertir en carreteras, en tecnolog\u00eda, en puertos, en un mont\u00f3n de cosas como pa\u00eds para poder aprovechar esto de la mejor manera en los pr\u00f3ximos 20 a\u00f1os\u201d, apunt\u00f3.<\/p><\/blockquote>\n<p>Por lo tanto, el especialista de <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/funo-crecimiento-2t24\/\" target=\"_blank\" rel=\"noopener\">FUNO<\/a> resalt\u00f3 que, al llegar m\u00e1s empresas e inversi\u00f3n al pa\u00eds, se incrementar\u00e1 la demanda de espacios y de productos en M\u00e9xico, generando una \u201ccascada\u201d de desarrollo.<\/p>\n<blockquote><p>\u201cCreo que tenemos muy buenos a\u00f1os por delante en M\u00e9xico (\u2026) van a hacer falta oficinas, van a hacer falta m\u00e1s centros comerciales, porque va a haber m\u00e1s consumo en M\u00e9xico, vamos a tener m\u00e1s riqueza en el pa\u00eds y tambi\u00e9n van a hacer falta m\u00e1s naves industriales. Yo lo ver\u00eda quiz\u00e1 como una cascada (\u2026) lo primero que hay es el industrial, el siguiente ser\u00e1 el retail, el siguiente ser\u00e1 las oficinas\u201d,
