{"id":149617,"date":"2024-07-24T18:16:52","date_gmt":"2024-07-25T00:16:52","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=149617"},"modified":"2024-07-24T18:38:18","modified_gmt":"2024-07-25T00:38:18","slug":"funo-crecimiento-2t24","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/funo-crecimiento-2t24\/","title":{"rendered":"FUNO logra crecimiento de 7.4% en sus ingresos"},"content":{"rendered":"<p><em>Durante el 2T24, FUNO tambi\u00e9n report\u00f3 una ocupaci\u00f3n promedio 95.2% en el total de su ABR<\/em><!--more--><\/p>\n<p><a href=\"https:\/\/funo.mx\/?utm_campaign=Institucional%202022&amp;utm_source=ppc&amp;utm_content=L%C3%ADderes%20en%20bienes%20inmuebles&amp;gad_source=1&amp;gclid=CjwKCAjwzIK1BhAuEiwAHQmU3jlInUQEJOhfjZ2upKlO4iusyozjPiOj3_sATUrhh3SLE-_VNb7NfBoCjnMQAvD_BwE\" target=\"_blank\" rel=\"noopener\">Fibra Uno<\/a> (FUNO) inform\u00f3 que, durante el segundo trimestre de 2024 (2T24), logr\u00f3 un <strong>crecimiento de <\/strong><strong>7.4% en sus <\/strong><strong>ingresos<\/strong> en comparaci\u00f3n con el mismo periodo del a\u00f1o anterior. El incremento fue obtenido a\u00fan con la aplicaci\u00f3n <strong>de apoyos otorgados a inquilinos afectados por el hurac\u00e1n Otis<\/strong> que en total sumaron 6,812 millones de pesos (mdp).<\/p>\n<p>Igualmente, el fideicomiso indic\u00f3 que, los tres principales segmentos de sus propiedades fueron los que obtuvieron un <strong>crecimiento anual<\/strong>, en el caso de las <strong>oficinas<\/strong> se trat\u00f3 de un <strong>8.8%<\/strong><strong>, <\/strong>seguido por el <strong>industrial con un 8.5% <\/strong>y el <strong>comercial con un 7.3<\/strong><strong> por ciento<\/strong>.<\/p>\n<p>Al respecto, Gonzalo Robina, director general adjunto de FUNO, resalt\u00f3 que la ocupaci\u00f3n reportada por las oficinas durante el 2T24 es el <strong>\u00edndice m\u00e1s alto reportado desde la pandemia<\/strong>, esto con el 82.8 por ciento.<\/p>\n<blockquote><p>\u201cEl segmento de oficinas cerr\u00f3 con una ocupaci\u00f3n de 82.8%, el nivel m\u00e1s alto desde el inicio de la pandemia, un dato que refleja la recuperaci\u00f3n del segmento en nuestro portafolio. Adem\u00e1s, seguimos observando el impulso que el nearshoring mantiene en nuestro pa\u00eds con la demanda de espacios industriales. Nos entusiasma sumar un trimestre de buenos resultados y reafirmar nuestro compromiso de seguir consolidando los distintos segmentos de bienes ra\u00edces en el pa\u00eds\u201d dijo.<\/p><\/blockquote>\n<p>Por otro lado, el <strong>NOI<\/strong> de FUNO se ubic\u00f3 en<strong> 5,119.8 m<\/strong><strong>dp<\/strong>, un alza de 1.9% en comparaci\u00f3n con el mismo lapso de 2023. Adem\u00e1s de que, de de abril a junio de 2024, la distribuci\u00f3n por CBFI fue de<strong> 0.5190 pesos por CBFI<\/strong>, cifra equivalente al 90.6% del Fondos de Operaciones (FFO), mismo que corresponde en su totalidad al resultado fiscal.<\/p>\n<p>Finalmente, <a href=\"https:\/\/centrourbano.com\/revista\/?s=funo\" target=\"_blank\" rel=\"noopener\">Fibra Uno<\/a> cuenta con un portafolio de 613 propiedades diversificadas en los segmentos industrial, comercial y oficinas, principalmente, logrando distribuidas un \u00c1rea Bruta Rentable (ABR) de 11,075,600 metros cuadrados (m\u00b2). De dicho total, el fideicomiso alcanz\u00f3 una <strong>ocupaci\u00f3n promedio<\/strong><strong> de <\/strong><strong>95.2%<\/strong>, un <strong>crecimiento de 20 puntos base<\/strong>, comparado
