{"id":149441,"date":"2024-07-17T15:09:38","date_gmt":"2024-07-17T21:09:38","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=149441"},"modified":"2024-07-17T17:05:59","modified_gmt":"2024-07-17T23:05:59","slug":"subarrendamiento-mercado-industrial-tijuana","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/subarrendamiento-mercado-industrial-tijuana\/","title":{"rendered":"Subarrendamiento, tendencia en el mercado industrial de Tijuana"},"content":{"rendered":"<p><em>Los especialistas se\u00f1alaron las operaciones del sector m\u00e9dico es una de las causas del incremento en el subarrendamiento en el mercado industrial de Tijuana <\/em><!--more--><\/p>\n<p>Durante la primera mitad del a\u00f1o, <strong>Tijuana <\/strong>mostr\u00f3 el <strong>subarrendamiento<\/strong> como una de las <strong>tendencias en su mercado inmobiliario<\/strong>. Esta inclinaci\u00f3n ha propiciado el incremento en la desocupaci\u00f3n a m\u00e1s del 200 por ciento.<\/p>\n<p>De acuerdo con informaci\u00f3n de <a href=\"https:\/\/www.datoz.com\/\" target=\"_blank\" rel=\"noopener\">Datoz<\/a>, al cierre del segundo trimestre del 2024 (2T24) la <strong>regi\u00f3n norponiente<\/strong>, compuesta por las ciudades Mexicali, Nogales, Ciudad Ju\u00e1rez, Chihuahua, Hermosillo y Tijuana, alcanz\u00f3 un <strong>inventario total de 267 millones de pies<\/strong> <strong>cuadrados<\/strong> (ft\u00b2), con una <strong>desocupaci\u00f3n de 6 millones de ft\u00b2<\/strong>, es decir, un crecimiento de 269% en comparaci\u00f3n con el primer trimestre del a\u00f1o.<\/p>\n<p>Silvia G\u00f3mez,\u00a0analista industrial de Datoz, explic\u00f3 que el incremento tan marcado en la regi\u00f3n se debe <strong>principalmente al aumento en el subarrendamiento en Tijuana<\/strong>. La especialista se\u00f1al\u00f3 que esta tendencia se presenta debido a las variaciones en el sector inmobiliario industrial de este mercado.<\/p>\n<blockquote><p>\u201cEs derivado del boom que hubo del nearshoring durante 2022, muchas empresas hicieron inversi\u00f3n de grandes espacios porque\u00a0su operaci\u00f3n era muy grande y requer\u00edan espacios grandes (\u2026) ahorita al ajustarse toda esa producci\u00f3n o la demanda que tienen de sus productos, se dan cuenta que los espacios les quedan grandes y lo ideal para ellos es subarrendar\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>G\u00f3mez indic\u00f3 que, a trav\u00e9s del subarriendo, las <strong>empresas podr\u00edan bajar los costos de productos u operaci\u00f3n<\/strong> y, de esta forma, mantener su operaci\u00f3n de manera \u00f3ptima.<\/p>\n<p>Al respecto, Pablo Quezada,\u00a0director general de <a href=\"https:\/\/centrourbano.com\/revista\/?s=datoz\" target=\"_blank\" rel=\"noopener\">Datoz<\/a>, record\u00f3 que el giro principal de las empresas que se instalan en Tijuana es m\u00e9dico, por lo que, en la pandemia por Covid-19, el incremento de este sector fue notable. Sin embargo, <strong>actualmente la producci\u00f3n y demanda de dicho sector ya no es tan grande<\/strong>.<\/p>\n<blockquote><p>\u201cTijuana es un cluster industrial m\u00e9dico muy importante. Entonces,\u00a0en la \u00e9poca de la pandemia,\u00a0hab\u00eda una fuerte demanda por todo tipo de producto de ese segmento, y luego digamos que la demanda se estabiliza un poquito, por eso, ya no es\u00a0necesario un nivel de producci\u00f3n tan alto,\u00a0se mantiene, a lo mejor,\u00a0en menor nivel\u201d, platic\u00f3.<\/p><\/blockquote>\n<p>En ese sentido, Quezada resalt\u00f3 que el incremento del subarriendo en el mercado industrial de Tijuana afecta directamente los indicadores de disponibilidad de la ciudad y de la regi\u00f3n.<\/p>\n<blockquote><p>\u201c(Los subarriendos) A fin de suman a la disponibilidad, en este caso, de espacios previamente ocupados y por eso se ve reflejado en el n\u00famero de disponibilidad y, por supuesto, que afecta tambi\u00e9n el cociente de la tasa de disponibilidad,<\/p><\/blockquote>\n<p>Por otro lado, Silvia G\u00f3mez indic\u00f3 que han notado la <strong>presencia del subarrendamiento en otros mercados<\/strong>; no obstante, <strong>Tijuana es la que presenta en mayor n\u00famero <\/strong>esta tendencia.
