{"id":149315,"date":"2024-07-11T18:35:05","date_gmt":"2024-07-12T00:35:05","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=149315"},"modified":"2024-07-15T15:16:53","modified_gmt":"2024-07-15T21:16:53","slug":"nearshoring-frontera-sur-jll","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/entrevistas\/nearshoring-frontera-sur-jll\/","title":{"rendered":"Nearshoring alcanza la frontera sur de M\u00e9xico: JLL"},"content":{"rendered":"<p><em>La demanda de espacios que ha generado el nearshoring propicia que ciudades percibidas como no industriales, cambien su giro<\/em><!--more--><\/p>\n<p>De acuerdo con datos compartidos por Escala, en el \u00faltimo a\u00f1o y medio, M\u00e9xico tiene contemplada una <strong>Inversi\u00f3n Extranjera Directa<\/strong> (IED) aproximada de <strong>150,000 millones de d\u00f3lares<\/strong> (mdd), de los cuales<strong> 80,000 mdd podr\u00edan generarse durante 2024<\/strong>.<\/p>\n<p>En cuesti\u00f3n de espacio, <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/nearshoring-demanda-industrial-cbre\/\" target=\"_blank\" rel=\"noopener\">CBRE<\/a> se\u00f1al\u00f3 que, al t\u00e9rmino de 2023, la <strong>demanda generada por la reubicaci\u00f3n de empresas<\/strong> en el pa\u00eds casi alcanz\u00f3 los <strong>1.7 millones de metros cuadrados<\/strong> (m\u00b2), lo que representa un crecimiento del 5% en comparaci\u00f3n con el 2022.<\/p>\n<p>Diversos especialistas han indicado que la regi\u00f3n preferida por el nearshoring es la frontera norte del pa\u00eds. No obstante, debido al incremento en la demanda de espacios industriales, <strong>naves y parques<\/strong> se han visto en la <strong>necesidad de expandirse por toda la rep\u00fablica<\/strong>.<\/p>\n<p>En ese sentido, Ren\u00e9 Morlet, director de Proyectos Industriales de <a href=\"https:\/\/www.jll.com.mx\/?gad_source=1&amp;gclid=Cj0KCQjwhb60BhClARIsABGGtw9-aGS_RBi1B1GSD8-I2LBIjRA3cCa19nLf7IStLt4t8qFa1AA00_kaAubYEALw_wcB\" target=\"_blank\" rel=\"noopener\">JLL M\u00e9xico<\/a>, explic\u00f3 que la compa\u00f1\u00eda ha notado el aumento en la instalaci\u00f3n de proyectos industriales en regiones que no ten\u00edan este sector dentro de sus actividades principales.<\/p>\n<p>Tal es el caso de <strong>Yucat\u00e1n<\/strong>, estado considerado como tur\u00edstico y pesquero, <strong>ahora cuenta con espacios que podr\u00edan recibir al nearshoring.<\/strong><\/p>\n<blockquote><p>\u201cNosotros hemos, de una manera u otra, participado en ciertos concursos en zonas que antes t\u00fa dec\u00edas \u2018no es una zona industrial\u2019. Sin embargo lo que es en Yucat\u00e1n y la Pen\u00ednsula de Yucat\u00e1n, ya se est\u00e1 viendo un poquito m\u00e1s la entrada de naves industriales, centros de distribuci\u00f3n. Es algo que dices \u2018ah\u00ed era tur\u00edstico, pesquero\u2019, bueno, pues ya se est\u00e1 dando un poquito ese cambio, esa percepci\u00f3n ya se est\u00e1 cambiando\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>Del mismo modo, debido a que M\u00e9xico se posicion\u00f3 como el principal socio comercial de Estados Unidos, Morlet indic\u00f3 que, si bien la frontera norte del pa\u00eds es la m\u00e1s popular entre las empresas, regiones m\u00e1s alejadas como la frontera sur tambi\u00e9n representan una buena ubicaci\u00f3n.<\/p>\n<p>Esto se debe a que, en cuesti\u00f3n de <strong>ahorro de costos operativos, de tiempo y log\u00edstica<\/strong>, es m\u00e1s rentable que empresas de origen asi\u00e1tico, por ejemplo, se encuentren en Yucat\u00e1n que en su pa\u00eds de origen.<\/p>\n<blockquote><p>\u201cEst\u00e1n buscando esa estrategia para ser eficientes en sus procesos de log\u00edstica, ser eficientes en sus costos para continuar siendo
