Actualmente, existen <strong>tres alcald\u00edas <\/strong>que cuentan con la <strong>mayor rentabilidad<\/strong>: Iztapalapa, Miguel Hidalgo y Venustiano Carranza.<\/p>\n<p>As\u00ed lo se\u00f1al\u00f3 <a href=\"https:\/\/propiedades.com\/\" target=\"_blank\" rel=\"noopener\">Propiedades.com<\/a> en su m\u00e1s reciente an\u00e1lisis sobre el comportamiento del\u00a0capitalization rate (cap rate)\u00a0en la capital del pa\u00eds. El trabajo de la plataforma se enfoc\u00f3 en estudiar la renta anual de las viviendas, en comparaci\u00f3n con el costo de las propiedades, calculando as\u00ed la rentabilidad que generar\u00e1n en el futuro.<\/p>\n<p>En ese sentido, datos del 2020 a 2024 arrojaron que <strong>Iztapalapa<\/strong> cuenta con un <strong>cap rate anual de 10.31 por ciento<\/strong>. Es decir, los inmuebles en esta alcald\u00eda recuperan el 10.31% de la inversi\u00f3n cada a\u00f1o, lo que equivale a un <strong>per\u00edodo de recuperaci\u00f3n de 9.7 a\u00f1os<\/strong>.<\/p>\n<p>Mientras que, la <strong>Miguel Hidalgo<\/strong> cuenta con un <strong>cap rate de 8.81%<\/strong> y un per\u00edodo de recuperaci\u00f3n de 11.35 a\u00f1os; y la <strong>Venustiano Carranza<\/strong> report\u00f3 un <strong>cap rate de 8.51%<\/strong> y una recuperaci\u00f3n de inversi\u00f3n de aproximadamente 11.75 a\u00f1os<\/p>\n<h2>Alcald\u00edas m\u00e1s estables para la inversi\u00f3n inmobiliaria<\/h2>\n<p>Por otro lado, el an\u00e1lisis de Propiedades.com se\u00f1al\u00f3 que <strong>Cuajimalpa de Morelos y Benito Ju\u00e1rez<\/strong> cuentan con la menor rentabilidad; sin embargo, ofrecen <strong>estabilidad a largo plazo<\/strong>. \u00a0Por ejemplo, <strong>Cuajimalpa<\/strong> cuenta con un cap rate anual de 5.82%, de manera que se requieren <strong>17.18 a\u00f1os para recuperar la inversi\u00f3n<\/strong>.<\/p>\n<p>Adem\u00e1s, <strong>Xochimilco<\/strong> cuenta con el mayor crecimiento anual de 0.83%, posicion\u00e1ndose como una <strong>alcald\u00eda en expansi\u00f3n y con oportunidades<\/strong> de albergar nuevos desarrollos y mejoras en infraestructura. Al igual que la alcald\u00eda Miguel Hidalgo que registra un crecimiento anual de 0.41 por ciento.<\/p>\n<p>Al respecto, Juan David Vargas, general manager de <a href=\"https:\/\/centrourbano.com\/revista\/?s=propiedades.com\" target=\"_blank\" rel=\"noopener\">Propiedades.com<\/a>, resalt\u00f3 que el an\u00e1lisis sobre el cap rate es de suma importancia para que los inversionistas inmobiliarios puedan tomar las <strong>decisiones m\u00e1s acertadas<\/strong>.<\/p>\n<blockquote><p>\u00abNuestro an\u00e1lisis del cap rate en la Ciudad de M\u00e9xico proporciona a los inversionistas una herramienta esencial para tomar decisiones informadas. Encontramos hallazgos \u00fatiles para quienes inviertan en bienes ra\u00edces en la Ciudad de M\u00e9xico, pues tenemos un panorama de c\u00f3mo se est\u00e1n moviendo las recuperaciones de inversi\u00f3n por alcald\u00eda\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>Finalmente, la plataforma se\u00f1al\u00f3 que el <strong>c<\/strong><strong>ap r<\/strong><strong>ate en la CDMX ha permanecido por debajo del 10%<\/strong>, lo que confirma la estabilidad en el sector inmobiliario y la seguridad para las inversiones
