{"id":148362,"date":"2024-05-23T11:29:53","date_gmt":"2024-05-23T17:29:53","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=148362"},"modified":"2024-05-24T11:37:12","modified_gmt":"2024-05-24T17:37:12","slug":"inventario-oficinas-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/inventario-oficinas-cdmx\/","title":{"rendered":"Inventario de oficinas en la CDMX crece 49%: Newmark"},"content":{"rendered":"<p><em>El incremento en el inventario de oficinas se debe al ingreso de 91,900 m\u00b2 correspondientes a 7 edificios ubicados en los principales corredores de la CDMX<\/em><!--more--><\/p>\n<p>Luego de la pandemia por Covid-19, las <strong>oficinas<\/strong> en la Ciudad de M\u00e9xico han presentado una <strong>continua recuperaci\u00f3n<\/strong>, debido al incremento del regreso de los trabajadores a instalaciones corporativas y las nuevas transacciones del sector.<\/p>\n<p>De acuerdo con Ignacio Arellano, director para el sector oficinas del equipo de Sergio P\u00e9rez de <a href=\"https:\/\/newmark.mx\/\" target=\"_blank\" rel=\"noopener\">Newmark<\/a>, el mercado corporativo durante el inicio de este 2024, el <strong>inventario de oficinas<\/strong> en la capital del pa\u00eds <strong>aument\u00f3 un 1.2% <\/strong>en comparaci\u00f3n con el <strong>primer trimestre del 2023<\/strong> y <strong>49% m\u00e1s que al cierre del a\u00f1o<\/strong>.<\/p>\n<blockquote><p>\u201cEn el primer trimestre del a\u00f1o (1T24), el inventario de oficinas clase A y A+ super\u00f3 los 8 millones de metros cuadrados (m\u00b2) lo que represent\u00f3 un incremento del 1.2% en comparaci\u00f3n con el cierre del a\u00f1o 2023, mientras que la absorci\u00f3n bruta de mercado registr\u00f3 136,812 m\u00b2, 49% superior al cierre del trimestre anterior\u201d, afirm\u00f3.<\/p><\/blockquote>\n<h2>Principales corredores de oficinas en la CDMX<\/h2>\n<p>El especialista se\u00f1al\u00f3 que el incremento tan notable se debe a que, durante el 1T24, se <strong>ingresaron al inventario de oficinas 91,900 m\u00b2 correspondientes a 7 edificios<\/strong>, ubicados en los corredores Insurgentes, Lomas Palmas, Reforma Centro y Polanco. Adem\u00e1s, se encuentran en construcci\u00f3n 580,963 m\u00b2 que se entregar\u00e1n a fin de a\u00f1o.<\/p>\n<p>Cabe mencionar que, el corredor <strong>Perif\u00e9rico Sur present\u00f3 la mayor absorci\u00f3n bruta y neta<\/strong>, por arriba de los 26,000 m\u00b2, a raz\u00f3n de la ocupaci\u00f3n de un edificio de m\u00e1s de 21,000 m\u00b2. En segundo lugar, se encontr\u00f3 el <strong>corredor Insurgentes<\/strong> al presentar la <strong>absorci\u00f3n bruta m\u00e1s alta al cierre del 1T24<\/strong> con el 20% del total de las transacciones realizadas en la Ciudad de M\u00e9xico, en edificios de oficinas clase A y A+.<\/p>\n<p>Por otro lado, de acuerdo con datos de <a href=\"https:\/\/centrourbano.com\/revista\/?s=newmark\" target=\"_blank\" rel=\"noopener\">Newmark<\/a>, <strong>la tasa de disponibilidad<\/strong> se ha mantenido constante, <strong>cerrando el 1T24 con un 23.5 por ciento<\/strong>. Mientras que, la <strong>absorci\u00f3n bruta de mercado registr\u00f3 136,812 m\u00b2<\/strong>, es decir, un 49% m\u00e1s que el trimestre anterior. Sin embargo, la absorci\u00f3n neta fue negativa siendo de -22.421 metros, debido al ingreso de nuevos edificios.<\/p>\n<p>Arellano tambi\u00e9n se\u00f1al\u00f3 que, con excepci\u00f3n del 2019 al 2021, al cierre de cada a\u00f1o, la absorci\u00f3n neta se hab\u00eda mantenido positiva a excepci\u00f3n; no fue hasta el 2022 que esta tasa present\u00f3 una mejor\u00eda constante. Por ello, <strong>se espera que al cierre del 2024 la absorci\u00f3n supere los 84,000 m\u00b2<\/strong>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El incremento en el inventario de
