De las industrias m\u00e1s beneficiadas por este fen\u00f3meno es la inmobiliaria, por lo que las principales ciudades del norte y centro del pa\u00eds est\u00e1n trabajando para <strong>mejorar y ampliar su infraestructura industrial para propiciar la inversi\u00f3n<\/strong>.<\/p>\n<p>De acuerdo con<a href=\"https:\/\/tasvaluo.com\/\" target=\"_blank\" rel=\"noopener\"> Tasval\u00fao<\/a>, empresa de consultor\u00eda, se\u00f1al\u00f3 que el incremento del nearshoring tambi\u00e9n representa desaf\u00edos, uno de ellos es la <strong>planeaci\u00f3n institucional<\/strong>. Ya que, para la llegada de diversas empresas, el sector inmobiliario debe crear <strong>espacios adecuados para cubrir la demanda<\/strong>, esto de acuerdo con los recursos naturales y urbanismo local.<\/p>\n<p>En ese sentido, Mauricio Dominguez, director de Data Market de Tasval\u00fao, se\u00f1al\u00f3 que es necesario que M\u00e9xico cuente con planes urbanos integrales que contemplen la <strong>uni\u00f3n de instalaciones industriales y habitacionales<\/strong>. Para lograr este objetivo de suma importancia contar con la <strong>participaci\u00f3n institucional y ciudadana<\/strong>.<\/p>\n<p>El especialista tambi\u00e9n se\u00f1al\u00f3 que los municipios y desarrolladores deben integrar a la poblaci\u00f3n en la cadena productiva y urbana con <strong>comercios y equipamientos adecuados<\/strong>. Caracter\u00edstica que permitir\u00e1 la <strong>reducci\u00f3n de costos operativos<\/strong> en la relocalizaci\u00f3n empresarial, generando un impacto econ\u00f3mico y urbano considerable.<\/p>\n<h2>Nearshoring en los submercados inmobiliarios<\/h2>\n<p>De acuerdo con Tasval\u00fao, la industria es uno de los submercados que mayor transformaci\u00f3n ha obtenido gracias al <a href=\"https:\/\/centrourbano.com\/revista\/?s=nearshoring\" target=\"_blank\" rel=\"noopener\">nearshoring<\/a>. No obstante, la relocalizaci\u00f3n de empresas se ha concentrado principalmente en ciudades como Monterrey, Ciudad Ju\u00e1rez, Tijuana y Reynosa; as\u00ed como zonas binacionales como Otay Mesa, Mexicali-Cal\u00e9xico East, entre otras.<\/p>\n<p>De modo que, el incremento en la demanda de espacios industriales tambi\u00e9n ha visibilizado a\u00fan m\u00e1s la <strong>necesidad de fortalecimiento a la infraestructura<\/strong> de las ciudades. Al respecto, Mauricio Dominguez, estim\u00f3 que, por cada bill\u00f3n de d\u00f3lares invertido en el sector automotriz mexicano se necesitan entre 500,000 y 1 mill\u00f3n de metros cuadrados de espacios log\u00edsticos.<\/p>\n<p>Por otro lado, la vivienda tambi\u00e9n cuenta con incremento de demanda debido al aumento del empleo industrial, esto en los segmentos econ\u00f3micos y medios. Situaci\u00f3n que ha generado cambios demogr\u00e1ficos y urbanos en ciudades como Monterrey, Guadalajara, Tijuana y Quer\u00e9taro. Sin embargo, ahora el <strong>reto<\/strong> que deben enfrentar los desarrolladores es satisfacer esta demanda emergente de vivienda, y al mismo tiempo garantizar un <strong>desarrollo inmobiliario
