{"id":147979,"date":"2024-05-07T17:44:24","date_gmt":"2024-05-07T23:44:24","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=147979"},"modified":"2024-05-07T17:47:13","modified_gmt":"2024-05-07T23:47:13","slug":"oficinas-cdmx-prepandemia","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/oficinas-cdmx-prepandemia\/","title":{"rendered":"Oficinas en la CDMX duplican la absorci\u00f3n pre pandemia"},"content":{"rendered":"<p><em>Datoz se\u00f1al\u00f3 que, desde el a\u00f1o pasado, el mercado de oficinas capitalino present\u00f3 una completa recuperaci\u00f3n en t\u00e9rminos de absorci\u00f3n <\/em><!--more--><\/p>\n<p>A trav\u00e9s de su reporte del primer trimestre del 2024 (1T24) del mercado de <strong>oficinas<\/strong>, <a href=\"https:\/\/www.datoz.com\/\" target=\"_blank\" rel=\"noopener\">Datoz<\/a>, plataforma inmobiliaria, se\u00f1al\u00f3 que la Ciudad de M\u00e9xico registr\u00f3 <strong>una absorci\u00f3n bruta de 114,800 metros cuadrados <\/strong>(m\u00b2).<\/p>\n<p>En ese sentido, Josu\u00e9 Roncasio, especialista investigador de Datoz, se\u00f1al\u00f3 que esta cifra representa una <strong>recuperaci\u00f3n del m\u00e1s del doble<\/strong> de lo reportado en el primer trimestre del 2019.<\/p>\n<blockquote><p>\u201cTenemos registro del 2019 tuvo una absorci\u00f3n de 48,200 m, y este periodo fueron 114,800 m. Entonces ya podemos decir que estamos en recuperaci\u00f3n, De hecho, m\u00e1s del doble que 2019\u201d, indic\u00f3.<\/p><\/blockquote>\n<p>En ese sentido, el especialista indic\u00f3 que las oficinas mostraron una <strong>completa recuperaci\u00f3n desde el cierre del 2023<\/strong>, cuando los espacios registraron una absorci\u00f3n por 90,000 m\u00b2.<\/p>\n<blockquote><p>\u201cComo mencionamos son casos at\u00edpicos, pero incluso el a\u00f1o pasado ya hab\u00edamos pasado el 2019. El a\u00f1o pasado cerr\u00f3 el \u00faltimo trimestre con 90,000 m\u00b2. Entonces ya se podr\u00eda hablar de que est\u00e1 en una recuperaci\u00f3n este el mercado de Ciudad de M\u00e9xico\u201d, coment\u00f3.<\/p><\/blockquote>\n<h2>Principales corredores de oficinas<\/h2>\n<p>Acerca de la cifra de absorci\u00f3n alcanzada este 1T24, Rocansio explic\u00f3 que se debe a una situaci\u00f3n at\u00edpica, ya que se concretaron <strong>pocos tratos pero que implican una gran cantidad de m\u00b2<\/strong>. Por ejemplo, la empresa Tik Tok fue una de las que m\u00e1s aport\u00f3 a esta cifra, pues la firma contempla 8,770 m\u00b2 en el corredor de Polanco.<\/p>\n<p>Los especialistas de <a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/oficinas-recupera-nacional-datoz\/\" target=\"_blank\" rel=\"noopener\">Datoz<\/a> se\u00f1alaron que <strong>los principales corredores de oficinas de la ciudad son Polanco, Reforma e Insurgentes<\/strong>. Adem\u00e1s, se se\u00f1al\u00f3 que los sectores que mayormente buscan establecerse en oficinas de la CDMX son empresas de log\u00edstica, tecnolog\u00eda, calle center, manufactura.<\/p>\n<p>Por \u00faltimo, Rocansio detall\u00f3 que, durante el 1T24, las oficinas de la CDMX reportaron una tasa de disponibilidad de 21.04 por ciento. Adem\u00e1s, la capital del pa\u00eds ofrece espacios corporativos con un precio promedio de renta en 24.31 d\u00f3lares por m\u00b2.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Datoz
