{"id":147907,"date":"2024-05-03T16:06:25","date_gmt":"2024-05-03T22:06:25","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=147907"},"modified":"2024-05-03T16:06:25","modified_gmt":"2024-05-03T22:06:25","slug":"parques-industriales-disp","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/parques-industriales-disp\/","title":{"rendered":"Parques industriales reportan disponibilidad de 1.8%: Newmark"},"content":{"rendered":"<p><em>Los especialistas indicaron que los sectores que aumentaron su presencia en parques industriales son <\/em><em>manufactura, log\u00edstica, automotriz, aeroespacial<\/em><!--more--><\/p>\n<p>Sergio P\u00e9rez Castilleja, director ejecutivo de Cuentas Corporativas Latam de <a href=\"https:\/\/newmark.mx\/\" target=\"_blank\" rel=\"noopener\">Newmark<\/a>, inform\u00f3 que durante el primer trimestre de 2024 (1T24) la <strong>disponibilidad <\/strong><strong>en espacios<\/strong><strong> industriales fue de<\/strong><strong> alrededor del 1.8%<\/strong> en el pa\u00eds; mientras que en un \u2018mercado sano\u2019 esta tasa oscila entre el 12% y 15 por ciento.<\/p>\n<p>Del mismo modo, el especialista se\u00f1al\u00f3 que la <strong>demanda industrial se presenta principalmente en los mercados del norte<\/strong> de M\u00e9xico. Por ejemplo, el noreste que registr\u00f3\u00a0una tasa de <strong>disponibilidad en espacios clase A, de 0.9%<\/strong>, en comparaci\u00f3n con el 1.6% registrado durante el mismo lapso del a\u00f1o pasado.<\/p>\n<p>A pesar de que la regi\u00f3n norte es la m\u00e1s popular para la relocalizaci\u00f3n de empresas, la b\u00fasqueda por espacios en parques industriales se ha expandido <strong>hacia el <\/strong><strong>centro y sur del pa\u00eds<\/strong>.<\/p>\n<p>Por otro lado, P\u00e9rez Castilleja resalt\u00f3 que los sectores con mayor crecimiento son manufactura, log\u00edstica, automotriz, aeroespacial, producci\u00f3n de alimentos con valor agregado y energ\u00eda.<\/p>\n<h2>Parques industriales por regiones<\/h2>\n<p>De acuerdo con la divisi\u00f3n de Investigaci\u00f3n de mercados de Newmark, Monterrey, es el principal mercado industrial mexicano. Esto se debe a que logr\u00f3 comercializar m\u00e1s de 219,000 metros cuadrados (m\u00b2), de las cuales el <strong>66.7% fueron operaciones de renta<\/strong>. Adem\u00e1s, cuenta con una <strong>disponibilidad industrial existente de 83,600 m\u00b2<\/strong>.<\/p>\n<p>En ese sentido, la empresa cuenta con diversas expectativas a futuro para este mercado, una de ellas es que, con varios proyectos en proceso de cierre, para el <strong>2T24<\/strong>, se espera que los <strong>parques industriales superen los 400,000 m\u00b2, <\/strong>donde m\u00e1s del 50% ser encontrar\u00eda arrendado.<\/p>\n<p>Por otro lado, los espacios industriales de la Zona Metropolitana de la Ciudad de M\u00e9xico (ZMCDMX) present\u00f3 una tasa de disponibilidad de <strong>0.23%<\/strong>; as\u00ed como una <strong>absorci\u00f3n bruta registrada fue de 167,842 m\u00b2<\/strong>.<\/p>\n<p>En ese sentido, Newmark espera que, para el siguiente trimestre del a\u00f1o, el <strong>precio de renta contin\u00fae a al alza <\/strong>de manera generalizada. Adem\u00e1s de que se estima que los<a href=\"https:\/\/centrourbano.com\/revista\/inmobiliario\/parques-industriales-construccion\/\" target=\"_blank\" rel=\"noopener\"> parques industriales<\/a> basados en el modelo <strong><em>Last Mile\u00a0<\/em>contin\u00faen su diversificaci\u00f3n<\/strong>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Los especialistas indicaron que los
