{"id":147888,"date":"2024-05-02T16:05:32","date_gmt":"2024-05-02T22:05:32","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=147888"},"modified":"2024-05-02T16:05:32","modified_gmt":"2024-05-02T22:05:32","slug":"mercado-industrial-cdmx-3","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-industrial-cdmx-3\/","title":{"rendered":"Mercado industrial: CDMX alcanza los 414,045 m\u00b2 en absorci\u00f3n"},"content":{"rendered":"<p><em>Los especialistas se\u00f1alaron que el corredor Huehuetoca-Zumpango continuar\u00e1 con alta demanda industrial debido a la falta de disponibilidad en otros corredores de la CDMX <\/em><!--more--><\/p>\n<p>De acuerdo con <a href=\"https:\/\/www.datoz.com\/\" target=\"_blank\" rel=\"noopener\">Datoz<\/a>, durante el primer trimestre (1T) del 2024, los 24 mercados m\u00e1s din\u00e1micos del pa\u00eds sumaron <strong>1.2 millones de metros cuadrados<\/strong> (m\u00b2) de <strong>absorci\u00f3n bruta<\/strong>. De esta cifra, el <strong>34% se concentr\u00f3 en la Ciudad de M\u00e9xico<\/strong>, es decir 414,045 m\u00b2.<\/p>\n<p>Pablo Quezada, director general de Datoz, se\u00f1al\u00f3 que la absorci\u00f3n alcanzada por la capital del pa\u00eds present\u00f3 un <strong>crecimiento del 42% en comparaci\u00f3n con el 1T23<\/strong>. Adem\u00e1s, el especialista indic\u00f3 que el 50 % de la absorci\u00f3n bruta de la zona fue por parte de DHL.<\/p>\n<p>Durante febrero de este a\u00f1o<strong>, DHL Supply Chain<\/strong> anunci\u00f3 la <strong>inversi\u00f3n de 4,000 millones de d\u00f3lares<\/strong> (mdd) para la construcci\u00f3n de <strong>su campus log\u00edstico dentro del complejo industrial T-Mex Park<\/strong> ubicado en el corredor Huehuetoca-Zumpango, cerca del Aeropuerto Internacional Felipe \u00c1ngeles (AIFA).<\/p>\n<p>Por su parte, Silvia G\u00f3mez, analista industrial de <a href=\"https:\/\/centrourbano.com\/revista\/?s=datoz\" target=\"_blank\" rel=\"noopener\">Datoz<\/a>, explic\u00f3 que el submercado con mayor demanda de espacios industriales durante el 1Q 2024 fue <strong>Huehuetoca-Zumpango, esto gracias a la absorci\u00f3n de 200,000 m\u00b2<\/strong> por <strong>parte de DHL<\/strong> en un proyecto Build To Suit (BTS) que se convertir\u00e1 en su centro de distribuci\u00f3n m\u00e1s grande del pa\u00eds.<\/p>\n<p>Adem\u00e1s, G\u00f3mez resalt\u00f3 que, en los pr\u00f3ximos trimestres, la demanda industrial en el corredor Huehuetoca-Zumpango y especialmente en el T-MEX Park continuar\u00e1 en incremento, esto se debe a que el corredor m\u00e1s importante de los \u00faltimos a\u00f1os, <strong>Cuautitl\u00e1n-Tepoztl\u00e1n-Tepotzotl\u00e1n<\/strong> (CTT), <strong>no cuenta demasiada disponibilidad<\/strong>.<\/p>\n<blockquote><p>\u201cCada vez hay m\u00e1s escasez de tierra para poder desarrollar en ese corredor y los pocos terrenos que existen tienen precios elevados, lo que dificulta que los desarrolladores puedan adquirir en esa zona y por eso est\u00e1n mirando m\u00e1s
