{"id":147733,"date":"2024-04-23T16:14:18","date_gmt":"2024-04-23T22:14:18","guid":{"rendered":"https:\/\/centrourbano.com\/revista\/?p=147733"},"modified":"2024-04-23T17:56:24","modified_gmt":"2024-04-23T23:56:24","slug":"inventario-industrial-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/inventario-industrial-cdmx\/","title":{"rendered":"Inventario industrial en la ZMCDMX alcanza los 10.75 millones de m\u00b2"},"content":{"rendered":"<p><em>Durante el 1T2024, los 10 submercados de la ZMCDMX presentaron un incremento del 4% inventario industrial<\/em><!--more--><\/p>\n<p>Cifras de la Secretar\u00eda de Econom\u00eda, de enero a diciembre de 2023, la <strong>Inversi\u00f3n Extranjera Directa nacional <\/strong>(IED) registr\u00f3 <strong>36,058 millones de d\u00f3lares<\/strong> (mdd). Del total acumulado, <strong>Ciudad de M\u00e9xico<\/strong> se posicion\u00f3 como el <strong>principal receptor de inversi\u00f3n en el pa\u00eds con el 31%<\/strong>, seguido por Sonora con un 7.5%, Nuevo Le\u00f3n 7%, Jalisco 5.6% y por \u00faltimo el Estado de M\u00e9xico con 5.3 por ciento.<\/p>\n<p>En cuesti\u00f3n sectorial, el manufacturero fue el que mayor crecimiento report\u00f3. En ese sentido, durante el <strong>primer trimestre del 2024<\/strong> (1T2024) el <strong>inventario industrial clase A<\/strong> de la CDMX alcanz\u00f3 los <strong>10.75 millones de metros cuadrados<\/strong> (m<sup>2<\/sup>).<\/p>\n<p>De acuerdo con datos de la inmobiliaria <a href=\"https:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener\">CBRE<\/a>; el incremento del inventario industrial se distribuy\u00f3 en los 10 submercados de la ZMCDMX, representando un incremento del 4% en comparaci\u00f3n con 1T2023. No obstante, la empresa contempla que, para el <strong>2T2024<\/strong>, el <strong>portafolio adicione 152,268 m<sup>2<\/sup><\/strong>, cerrando con un inventario de 10.90 millones de m<sup>2<\/sup>.<\/p>\n<h2>Razones del crecimiento del inventario industrial<\/h2>\n<p>CBRE se\u00f1al\u00f3 que la Ciudad de M\u00e9xico se encuentra en un ciclo de <strong>expansi\u00f3n impulsado por la demanda de espacio log\u00edstico<\/strong>. En ese sentido, desde el inicio de este a\u00f1o, diversos desarrolladores han <strong>iniciado la obra de proyectos industriales cerca de la zona del Aeropuerto Internacional Felipe \u00c1ngeles<\/strong> (AIFA), tales como el corredor Zumpango-AIFA.<\/p>\n<p>Del mismo modo, la comercializaci\u00f3n de los espacios industriales ha motivado la construcci\u00f3n de espacios de tipo Big Box. En ese sentido, al cierre del <strong>1T2024 se registr\u00f3 una superficie aproximada de 1.1 millones de m<sup>2<\/sup> con fecha de entrega durante este a\u00f1o<\/strong> y hasta el 2026; situaci\u00f3n que tambi\u00e9n representa la expansi\u00f3n para el empleo local.<\/p>\n<p>Acerca de la construcci\u00f3n en la ZMCDMX, CBRE registr\u00f3 un <strong>pipeline de 454,000 <\/strong>m\u00b2 <strong>liderado por Tultitl\u00e1n <\/strong>con 42% de participaci\u00f3n, seguido por Cuautitl\u00e1n con el 25%, Tlalnepantla 10%, Zumpango-AIFA 10% y el 11% restante en el corredor Last Mile. La inmobiliaria considera que para el siguiente trimestre la <a href=\"https:\/\/centrourbano.com\/revista\/construccion\/construccion-industrial-crece\/\" target=\"_blank\" rel=\"noopener\">construcci\u00f3n industrial<\/a> incorpore m\u00e1s de 150,000 m\u00b2 de los cuales, el 45% se incorporar\u00e1 en Tultitl\u00e1n, 30% en Zumpango y 24% en Tlalnepantla.<\/p>\n<p>Finalmente, la empresa detall\u00f3 que la tendencia de pre-arrendamientos contin\u00faa. Ya que, al 1T2024, el <strong>15% de los proyectos dentro del pipeline de construcci\u00f3n se encuentran pre-arrendados<\/strong>. Se espera que este panorama se mantenga as\u00ed, considerando que los proyectos que se encuentran en planeaci\u00f3n vienen en su mayor\u00eda como proyectos (<em>Build to Suit (BTS), por lo que se rentar\u00e1n antes de entrar al inventario industrial. <\/em><\/p>\n<p>CBRE destac\u00f3 que, de mantenerse la actividad en el industrial en ZMCDMX, al menos 500,000 m<sup>2<\/sup> ingresar\u00e1n al
