{"id":147502,"date":"2024-04-09T12:53:30","date_gmt":"2024-04-09T18:53:30","guid":{"rendered":"https:\/\/centrourbano.com\/?p=147502"},"modified":"2024-04-09T12:53:30","modified_gmt":"2024-04-09T18:53:30","slug":"merida-vacancia-oficinas-baja","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/merida-vacancia-oficinas-baja\/","title":{"rendered":"M\u00e9rida: vacancia de oficinas a la baja por 5 trimestres consecutivos"},"content":{"rendered":"<p><em>Las bajas tasas de vacancia en M\u00e9rida derivan de una demanda constante, as\u00ed como de un inventario que no ha presentado movimiento desde 2022<\/em><!--more--><\/p>\n<p>De acuerdo con <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\"><strong>Solili<\/strong><\/a>, al cierre del primer trimestre de 2024 (1T2024), la <strong>tasa de vacancia<\/strong> en el mercado corporativo de <strong>M\u00e9rida<\/strong> se ubic\u00f3 en 9.7%, con lo que mantuvo una tendencia a la baja durante cinco trimestres consecutivos.<\/p>\n<p>La firma indic\u00f3 que los principales corredores de la ciudad registraron tasas de vacancia muy bajas. Tal es el caso de <strong>Cabo Norte<\/strong>, donde, al cierre del 1T2023, este indicador se ubic\u00f3 en 2.7 por ciento.<\/p>\n<p>Sin embargo, se espera que este 2024 aumente la tasa de vacancia en este corredor, ya que la torre <a href=\"https:\/\/centrourbano.com\/inmobiliario\/the-sky-el-desarrollo-de-usos-mixtos-mas-alto-del-sureste-mexicano\/\" target=\"_blank\" rel=\"noopener\"><strong>The Sky<\/strong> <\/a>terminar\u00e1 su construcci\u00f3n, y se convertir\u00e1 en el primer rascacielos construido en el sureste de M\u00e9xico con m\u00e1s de 14,000 metros cuadrados (m\u00b2) de \u00e1rea neta rentable.<\/p>\n<p>Por su parte, el corredor <strong>Boulevard Garc\u00eda Lav\u00edn<\/strong> tambi\u00e9n registr\u00f3 un m\u00ednimo porcentaje de vacancia, con 3.1%. Esto debido a que este submercado de la ciudad de M\u00e9rida ha presentado una demanda constante con arrendamientos y ventas, por lo que la mayor\u00eda de sus edificios de oficinas se encuentran con una ocupaci\u00f3n de m\u00e1s del 90 por ciento.<\/p>\n<p>\u201cLas bajas tasas de vacancia del mercado de <strong>M\u00e9rida<\/strong> derivan de una demanda constante, as\u00ed como de un inventario de edificios que no ha presentado movimiento desde el 2022. No obstante, para el transcurso de este a\u00f1o, se espera que el mercado se dinamice con edificaciones que sumar\u00e1n casi 33,000 m\u00b2 a la oferta de nuevos espacios de oficinas\u201d,
