{"id":14716,"date":"2015-01-27T10:22:32","date_gmt":"2015-01-27T16:22:32","guid":{"rendered":"http:\/\/centrourbano.com\/?p=14716"},"modified":"2015-01-27T13:15:56","modified_gmt":"2015-01-27T19:15:56","slug":"crecera-sector-de-oficinas-10","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/crecera-sector-de-oficinas-10\/","title":{"rendered":"Crecer\u00e1 10% sector de oficinas"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><em>Durante 2015, 400 mil metros cuadrados se adicionar\u00e1n a la construcci\u00f3n de espacios corporativos para la ciudad; actualmente son 1.3 millones\u00a0\u00a0<\/em><\/p>\n<p><!--more--><\/p>\n<p>Actualmente hay en la CDMX 4.5 millones de metros cuadrados en espacios de oficinas, pero llegar\u00edan a ser 6 millones en los pr\u00f3ximos 3 a\u00f1os, lo que significar\u00eda un crecimiento anual de 10 por ciento, desde los 1.2 millones de metros cuadrados que exist\u00edan en 1997, consolidando a este sector como el mayor mercado en Am\u00e9rica Latina.<\/p>\n<p>De acuerdo con el reporte sobre segmentos de oficinas de CBRE M\u00e9xico Research, se precisa que el 90 por ciento de la oferta de\u00a0oficinas\u00a0en todo el pa\u00eds est\u00e1 concentrado en el Distrito Federal, donde Santa Fe concentra 1.1 millones de metros cuadrados, mientras que en dos a\u00f1os, Polanco alcanzar\u00e1 el mill\u00f3n de metros en inventario, impulsado por el dinamismo del nuevo \u201cUptown Polanco\u201d, aunado a las obras en Masaryk.<\/p>\n<p>La demanda se ha mantenido con cifras de entre 325 y 375 mil metros en los \u00faltimos tres a\u00f1os, crecimiento importante si consideramos que entre 2007 a 2011, fue en promedio 224 mil metros cuadrados.<\/p>\n<p>Durante 2014 casi la mitad de los espacios de\u00a0oficinas que\u00a0fueron arrendados y vendidos por el servicio p\u00fablico, (gobierno), servicios profesionales (consultor\u00edas en recursos humanos, de investigaci\u00f3n de mercado y agencias de publicidad) y sector financiero (bancos y aseguradoras).<\/p>\n<p>El cambio en la cultura institucional en pymes y gobierno ha impulsado demanda por espacios bien ubicados y comunicados que transmitan buena imagen a sus clientes y empleados; por ello, la construcci\u00f3n de nuevos proyectos se encuentra concentrada en Reforma Centro, Polanco e Insurgentes con casi 75 por ciento de los desarrollos.<\/p>\n<p>Los sectores de energ\u00eda y telecomunicaciones ser\u00e1n los de mayor crecimiento en cuanto a requerimientos para espacios corporativos, al alcanzar un 20 por ciento del total de metros demandados para este a\u00f1o. Otros 400 mil metros se adicionar\u00e1n a la construcci\u00f3n este a\u00f1o, donde actualmente hay 1.3 millones. Los nuevos espacios que incentiven el trabajo en equipo y la innovaci\u00f3n, tomar\u00e1n fuerza en zonas que est\u00e9n mejor conectadas en cuanto a vialidades y transporte p\u00fablico, y continuar\u00e1n siendo las que tengan mayores precios de renta y venta en la ciudad. Por su parte, los espacios mixtos en construcci\u00f3n estar\u00edan elevando su participaci\u00f3n del 35 hasta un 50 por ciento, en base a la informaci\u00f3n de proyectos planeados con mayor factibilidad.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>&nbsp;
