{"id":146731,"date":"2024-03-05T13:28:16","date_gmt":"2024-03-05T19:28:16","guid":{"rendered":"https:\/\/centrourbano.com\/?p=146731"},"modified":"2024-03-05T13:28:16","modified_gmt":"2024-03-05T19:28:16","slug":"nearshoring-demanda-industrial-cbre","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/nearshoring-demanda-industrial-cbre\/","title":{"rendered":"Nearshoring provoca crecimiento en la demanda industrial de 5%: CBRE"},"content":{"rendered":"<p><em>\u00a0Del 2019 al 2023, la inversi\u00f3n china represent\u00f3 el 40% de la demanda acumulada por nearshoring en el pa\u00eds<\/em><!--more--><\/p>\n<p>De acuerdo con cifras de<a href=\"https:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener\"> CBRE<\/a>, al t\u00e9rmino del 2023, la <strong>demanda por nearshoring<\/strong> en M\u00e9xico casi alcanz\u00f3 los <strong>1.7 millones de metros cuadrados <\/strong>(m\u00b2), lo que representa un <strong>crecimiento del 5%<\/strong> en comparaci\u00f3n con el 2022. La mayor parte de esta demanda se concentr\u00f3 en los sectores automotriz y de electr\u00f3nicos y electrodom\u00e9sticos.<\/p>\n<p>En ese sentido, la <strong>absorci\u00f3n bruta acumulada<\/strong> represent\u00f3 un <strong>28% del total<\/strong>. Los mercados de la <strong>frontera norte<\/strong> fueron los principales en <strong>acumular la demanda de espacio<\/strong>; mientras que el Baj\u00edo cada vez se posiciona m\u00e1s en el sector.<\/p>\n<p>Por otro lado, el mercado industrial logr\u00f3 un crecimiento en la <strong>absorci\u00f3n neta de 16%,<\/strong> impulsado por las propiedades pre-arrendadas, con una vacancia o disponibilidad general promedio del 2 por ciento.<\/p>\n<p>Cabe mencionar que, de acuerdo con CBRE, del 2019 al 2023, las <strong>inversiones chinas representaron el 40% de demanda<\/strong> total acumulada por nearshoring en el pa\u00eds.<\/p>\n<h2>Nearshoring en las regiones de M\u00e9xico<\/h2>\n<p>Si bien, la <strong>frontera norte <\/strong>del pa\u00eds ha sido la regi\u00f3n que m\u00e1s nearshoring, pues cuenta con el <strong>84% de la absorci\u00f3n bruta<\/strong>, algunos de sus mercados se han visto m\u00e1s beneficiados. Por ejemplo, durante el a\u00f1o pasado, <strong>Ciudad Ju\u00e1rez registr\u00f3 la mayor demanda por el sector con 444,000 m\u00b2<\/strong>; cifra impulsada mayormente por las propiedades hechas a la medida (BTS)<\/p>\n<p>Acerca de los sectores del nearshoring, durante el 2023, el <strong>automotriz concentr\u00f3 la mayor demanda de la industria <\/strong>en el pa\u00eds, concentr\u00e1ndose en Ju\u00e1rez, Saltillo, Monterrey del <strong>noreste <\/strong>y Guanajuato, San Lu\u00eds Potos\u00ed, Quer\u00e9taro del <strong>baj\u00edo<\/strong>. Por otra parte, los electr\u00f3nicos y electrodom\u00e9sticos lideran mercados del occidente y noroeste del pa\u00eds.<\/p>\n<p>Mientras que, la <strong>fabricaci\u00f3n de autopartes represent\u00f3 el 33% del total del <a href=\"https:\/\/centrourbano.com\/?s=nearshoring\" target=\"_blank\" rel=\"noopener\">nearshoring<\/a><\/strong> y la fabricaci\u00f3n de electr\u00f3nicos y electrodom\u00e9sticos alcanz\u00f3 el 22%, ambos sectores han demostrado un crecimiento constante.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u00a0Del 2019 al 2023, la inversi\u00f3n china
