Ante la llegada de diferentes empresas, se considera si <strong>el pa\u00eds ser\u00e1 capaz de albergarlas a todas<\/strong>, ya que comienza a hablarse de una <strong>saturaci\u00f3n industrial<\/strong>.<\/p>\n<p>Al respecto, Gonzalo Robina, director general adjunto de Fibra Uno (<a href=\"https:\/\/funo.mx\/\" target=\"_blank\" rel=\"noopener\">FUNO<\/a>), se\u00f1al\u00f3 que, el nearshoring est\u00e1 provocando un <strong>incremento en la ocupaci\u00f3n de espacios industriales<\/strong>, sin embargo, a\u00fan no es tiempo de llamarlo saturaci\u00f3n. Un ejemplo de ello es el fideicomiso que, al cierre del 2023, alcanz\u00f3 un <strong>98.5% de ocupaci\u00f3n en inmuebles industriales<\/strong>.<\/p>\n<p>Del mismo modo, el especialista se\u00f1al\u00f3 que en incremento en la demanda ha generado <strong>incrementos significativos en las rentas <\/strong>de los espacios. Esto, en parte se debe porque diversas empresas han mostrado su inter\u00e9s por reubicarse en M\u00e9xico, <strong>desde empresas de alimentos hasta rob\u00f3tica<\/strong>.<\/p>\n<p>Robina resalt\u00f3 que la <strong>alta ocupaci\u00f3n<\/strong> est\u00e1 presente, principalmente, en la <strong>frontera norte del pa\u00eds<\/strong>. Esto a pesar de que toda la rep\u00fablica cuenta con el potencial para albergar nearshoring.<\/p>\n<p>Ya que el director general de FUNO record\u00f3 que este fen\u00f3meno es provocado por la <strong>diversificaci\u00f3n de proveedores de Estados Unidos<\/strong> al buscar dejar un poco de lado la mercanc\u00eda proveniente de China.<\/p>\n<p>En ese sentido, Gonzalo Robina afirm\u00f3 que a pensar que, en M\u00e9xico, los tiempos y costos de traslado de la frontera norte son m\u00e1s accesibles para EU que del centro o la frontera sur, contin\u00faan siendo m\u00e1s atractivos que los largos viajes provenientes de ciudades como Shangh\u00e1i.<\/p>\n<blockquote><p>\u201cEstamos sustituyendo quien viene de un viaje en barco de 45 d\u00edas, 39 d\u00edas de Shangh\u00e1i, a cambio de estar a una hora de la frontera o a 10 horas como los que est\u00e1n en el centro la rep\u00fablica\u201d, indic\u00f3.<\/p><\/blockquote>\n<p>No obstante, Robina, al igual que otros especialistas, se\u00f1al\u00f3 que es necesario que M\u00e9xico trabaje en <strong>proveer servicios y contar con la infraestructura necesaria para propiciar la mayor llegada de <a href=\"https:\/\/centrourbano.com\/?s=nearshoring\" target=\"_blank\" rel=\"noopener\">nearshoring <\/a><\/strong>posible. Por ejemplo, es importante que el pa\u00eds realice una inversi\u00f3n en cuesti\u00f3n de generaci\u00f3n de energ\u00eda, ya que si bien, no se habla de escases, s\u00ed de una falta de
