{"id":146262,"date":"2024-02-14T09:00:42","date_gmt":"2024-02-14T15:00:42","guid":{"rendered":"https:\/\/centrourbano.com\/?p=146262"},"modified":"2024-02-14T01:32:05","modified_gmt":"2024-02-14T07:32:05","slug":"oficinas-2024-aumento-demanda","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/oficinas-2024-aumento-demanda\/","title":{"rendered":"Oficinas inician el 2024 con aumento de 18% en la demanda"},"content":{"rendered":"<p><em>Por otro lado, la desocupaci\u00f3n de oficinas se mantuvo en niveles moderados, con 41,000 m<\/em><em>\u00b2 a nivel nacional<\/em><em> al cierre de enero<\/em><!--more--><\/p>\n<p>De acuerdo con <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\"><strong>Solili<\/strong><\/a>, al cierre de enero de 2024 se report\u00f3 una demanda bruta de 115,000 metros cuadrados (m\u00b2) de <a href=\"https:\/\/centrourbano.com\/inmobiliario\/oficinas-recupera-nacional-datoz\/\" target=\"_blank\" rel=\"noopener\"><strong>oficinas a nivel nacional<\/strong><\/a>, lo que representa un aumento de 18% frente al mismo per\u00edodo de 2023.<\/p>\n<p>La firma indic\u00f3 que la <strong>Ciudad de M\u00e9xico<\/strong> fue el mercado que acapar\u00f3 la mayor demanda de oficinas, con un total de 95,000 m\u00b2, lo cual es 20% superior a lo reportado en enero de 2023.<\/p>\n<p>Otros mercados donde se observ\u00f3 una demanda de espacios corporativos importante fueron <strong>Monterrey<\/strong> y <strong>Guadalajara<\/strong>, que alcanzaron cifras de 10,700 m\u00b2 y 6,500 m\u00b2, respectivamente.<\/p>\n<p>Por otro lado, la <strong>desocupaci\u00f3n de oficinas<\/strong> en el pa\u00eds se mantuvo en niveles moderados, con un total de 41,000 m\u00b2 al cierre de enero de 2024, donde, de nueva cuenta, la CDMX se situ\u00f3 a la cabeza al concentrar el 85% de los espacios que quedaron vacantes.<\/p>\n<p>Con respecto a la <strong>construcci\u00f3n de <\/strong><strong>edificios de oficinas<\/strong> a nivel nacional, Solili report\u00f3 cerca de 1.3 millones de m\u00b2 en desarrollo al cierre del mes de enero, de los cuales la CDMX y Monterrey concentraron el 58% y el 19% de los proyectos en construcci\u00f3n, respectivamente.<\/p>\n<p>Sin embargo, la <strong>nueva oferta<\/strong> a nivel nacional se mantuvo en cifras nulas, pues ninguna edificaci\u00f3n fue incorporada a inventario durante el primer mes del a\u00f1o.<\/p>\n<p>Adem\u00e1s, en la mayor\u00eda de los mercados no se registr\u00f3 el inicio de <strong>nuevas construcciones<\/strong>, excepto en la CDMX, donde hay 112,000 m\u00b2 de oficinas en desarrollo, que corresponden a dos nuevas edificaciones clase A, uno en el corredor de Reforma de 62,000 m\u00b2, y otro en Polanco con 50,000 metros cuadrados.<\/p>\n<p>\u201cEn general, al t\u00e9rmino del primer mes de 2024, el <strong>mercado de oficinas en M\u00e9xico<\/strong> se presenta con un comportamiento alentador y un continuo inter\u00e9s por parte de las inversiones corporativas en el pa\u00eds. La demanda se ha mantenido robusta, especialmente en la <strong>Ciudad de M\u00e9xico, Monterrey y Guadalajara<\/strong>. \u00a0A pesar de los desaf\u00edos, el sector muestra una actividad
