{"id":146200,"date":"2024-02-12T18:51:47","date_gmt":"2024-02-13T00:51:47","guid":{"rendered":"https:\/\/centrourbano.com\/?p=146200"},"modified":"2024-02-12T23:52:03","modified_gmt":"2024-02-13T05:52:03","slug":"vivienda-zmcdmx-crece-4t2023","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/vivienda-zmcdmx-crece-4t2023\/","title":{"rendered":"Venta de vivienda en la ZMCDMX crece 7.4% en el 4T2023"},"content":{"rendered":"<p><em>Adem\u00e1s, en el 4T2023 se <\/em><em>registraron 1,541 proyectos activos, de los cuales el 91% corresponde a desarrollos de\u00a0vivienda vertical<\/em><!--more--><\/p>\n<p>De acuerdo con el <strong>Informe de Coyuntura Inmobiliaria<\/strong>, elaborado por Tinsa M\u00e9xico, durante el cuarto trimestre de 2023 (4T2023) se desplazaron <strong>7,550 unidades de vivienda nueva<\/strong> en la zona metropolitana de la Ciudad de M\u00e9xico (ZMCDMX).<\/p>\n<p>Lo anterior representa un <strong>crecimiento de 7.4%<\/strong> frente al mismo periodo del a\u00f1o anterior, pero una ca\u00edda de 2.9% frente al trimestre inmediato anterior.<\/p>\n<p>Asimismo, la firma indic\u00f3 que, del total de viviendas desplazadas en la zona, el 56% corresponde a los municipios conurbados del <strong>Estado de M\u00e9xico e Hidalgo<\/strong>, mientras que el 44% restante a la <strong>CDMX<\/strong>.<\/p>\n<p>Adem\u00e1s, <strong>Jes\u00fas Orozco de la Fuente, director general de Tinsa M\u00e9xico<\/strong>, explic\u00f3 que el segmento <strong>Medio<\/strong> concentr\u00f3 el 40% de las unidades desplazadas, con un ticket promedio de entre 1 y 3 millones de pesos (mdp); mientras que las ventas de unidades pertenecientes a los segmentos <strong>Residencial<\/strong> y <strong>Residencial Plus<\/strong> tuvieron una variaci\u00f3n anual del 5.7 por ciento.<\/p>\n<p>Por otro lado, el <a href=\"https:\/\/files.constantcontact.com\/79c3ff9d101\/3c7d0877-b05a-40de-897c-1b2947971fb4.pdf?rdr=true\" target=\"_blank\" rel=\"noopener\">Informe<\/a> destac\u00f3 que durante el 4T2023 se registraron 1<strong>,541 proyectos activos<\/strong>, de los cuales el 91% corresponde a desarrollos de\u00a0vivienda vertical. Durante el trimestre ingresaron 112 desarrollos y 101 finiquitaron su inventario.<\/p>\n<p>Finalmente, Tinsa dio a conocer que, durante el \u00faltimo trimestre de 2023 se observ\u00f3 un alza de 3.9% en los <strong>valores promedio de venta<\/strong> y de 7.9% en el <strong>valor por metro cuadrado <\/strong>(m\u00b2), con un ticket promedio de 5.4 mdp para departamentos, y 1.7 mdp en casas,
