{"id":146190,"date":"2024-02-12T17:47:43","date_gmt":"2024-02-12T23:47:43","guid":{"rendered":"https:\/\/centrourbano.com\/?p=146190"},"modified":"2024-02-12T18:48:19","modified_gmt":"2024-02-13T00:48:19","slug":"precio-vivienda-crece-2023-shf","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/precio-vivienda-crece-2023-shf\/","title":{"rendered":"Precio de la vivienda en M\u00e9xico crece 10.9% en 2023: SHF"},"content":{"rendered":"<p><em>De acuerdo con el \u00cdndice SHF, el precio de la vivienda present\u00f3 variaciones mayores al promedio nacional en 15 estados del pa\u00eds <\/em><!--more--><\/p>\n<p>De acuerdo con <strong>Sociedad Hipotecaria Federal<\/strong> (<a href=\"https:\/\/www.gob.mx\/shf\/articulos\/indice-shf-de-precios-de-la-vivienda-en-mexico-segundo-trimestre-de-2023\" target=\"_blank\" rel=\"noopener\"><strong>SHF<\/strong><\/a>), el precio promedio de la vivienda con cr\u00e9dito hipotecario registr\u00f3 un crecimiento anual de 10.9% a nivel nacional durante 2023.<\/p>\n<p>Asimismo, en su <strong>\u00cdndice de<\/strong> <strong>Precios de la Vivienda 2023<\/strong>, el organismo indic\u00f3 que el precio promedio por unidad se ubic\u00f3 en 1 mill\u00f3n 617,000 pesos, lo que corresponde al costo de una vivienda del segmento medio; mientras que el precio mediano fue de 951,000 pesos.<\/p>\n<p>En ese sentido, <strong>SHF<\/strong> inform\u00f3 que el <strong>precio de la vivienda nueva<\/strong> creci\u00f3 11.9%, mientras que el correspondiente a la <strong>vivienda usada<\/strong> aument\u00f3 10.1% durante 2023. Adem\u00e1s de que, en este periodo, del total de operaciones registradas, el 60.5% correspondi\u00f3 a compra de unidades usadas y 39.5% nuevas.<\/p>\n<p>\u201cEl <strong>\u00cdndice SHF para casas solas<\/strong> creci\u00f3 11.2% y el de <strong>casas en condominio y departamentos<\/strong> se apreci\u00f3 10.5%. El <strong>\u00cdndice SHF<\/strong> para la <strong>vivienda econ\u00f3mica-social<\/strong> present\u00f3 un aumento del 10.7%, y la <strong>media-residencial<\/strong> se apreci\u00f3 11% en 2023\u201d, detall\u00f3 el organismo.<\/p>\n<p>De igual manera, el <strong>\u00cdndice SHF<\/strong> destaca que, del total de operaciones registradas en 2023, el 25% se realizaron por unidades con un precio igual o menor a 648,000 pesos. Y a\u00f1ade que el 50% de las operaciones se realizaron por debajo del precio mediano, es decir, 951,000 pesos.<\/p>\n<p>\u201cEl precio mediano fue de <strong>951,000 pesos<\/strong>, lo que significa que 50% de las operaciones en el mercado se realizaron por debajo de este monto y la otra mitad por arriba. Finalmente, 75% de las viviendas se vendieron por menos de 1 mill\u00f3n 839,000 pesos y el resto por un precio superior\u201d, se\u00f1ala el documento.<\/p>\n<p>Por otro lado, el <strong>\u00cdndice SHF 2023<\/strong> por entidad federativa revel\u00f3 que el precio de la vivienda present\u00f3 variaciones mayores al promedio nacional en 15 estados del pa\u00eds, y 17 registraron variaciones menores.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2024-02-12-a-las-18.42.22.png\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-146198 \" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2024-02-12-a-las-18.42.22.png\" alt=\"\" width=\"575\" height=\"560\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2024-02-12-a-las-18.42.22.png 748w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Captura-de-pantalla-2024-02-12-a-las-18.42.22-300x292.png 300w\" sizes=\"auto, (max-width: 575px) 100vw, 575px\" \/><\/a>\n<p>&nbsp;<\/p>\n<p>Finalmente, por <strong>Zona Metropolitana<\/strong>, SHF revel\u00f3 que <strong>Tijuana<\/strong> registr\u00f3 el mayor aumento en el precio de las viviendas, con 14%, derivado del crecimiento en el precio de las unidades ubicadas en zonas perif\u00e9ricas.<\/p>\n<p>Le sigue la <strong>ZM de Quer\u00e9taro<\/strong>, con un aumento de 13.6%; la <strong>ZM de Guadalajara<\/strong>, que mostr\u00f3 un aument\u00f3 de 11.5%; la <strong>ZM de Monterrey<\/strong>, con un alza de 11.3%; y el <strong>Valle de M\u00e9xico<\/strong>, donde se observ\u00f3 un aumento de 9.6 por ciento.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>De acuerdo con el \u00cdndice SHF, el precio de la vivienda present\u00f3 variaciones mayores al promedio nacional en 15
