{"id":145760,"date":"2024-01-29T17:48:56","date_gmt":"2024-01-29T23:48:56","guid":{"rendered":"https:\/\/centrourbano.com\/?p=145760"},"modified":"2024-01-29T17:48:56","modified_gmt":"2024-01-29T23:48:56","slug":"puebla-vacancia-oficinas-pais","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/puebla-vacancia-oficinas-pais\/","title":{"rendered":"Con 25%, Puebla concentra la mayor vacancia de oficinas del pa\u00eds"},"content":{"rendered":"<p><em>Los corredores con mayor superficie vacante a nivel nacional son Santa Fe en CDMX, Santa Mar\u00eda en Monterrey y Angel\u00f3polis en Puebla<\/em><!--more--><\/p>\n<p>Seg\u00fan datos de <strong>Solili<\/strong>, durante 2023, la <strong>vacancia de oficinas<\/strong> a nivel nacional mostr\u00f3 una tendencia a la baja, motivada por la continua recuperaci\u00f3n de la demanda, principalmente en los mercados de <strong>Tijuana<\/strong>, <a href=\"https:\/\/centrourbano.com\/inmobiliario\/oficinas-cdmx-recuperacion-2023\/\" target=\"_blank\" rel=\"noopener\"><strong>Ciudad de M\u00e9xico<\/strong><\/a>, <strong>Guadalajara<\/strong> y <strong>Quer\u00e9taro<\/strong>.<\/p>\n<p>De esta manera, la <strong>vacancia a nivel nacional<\/strong> cerr\u00f3 el 2023 con 18.15%, aunque la cifra m\u00e1xima fue registrada en el mercado de <strong>Puebla<\/strong>, que super\u00f3 el 25%; mientras que los principales mercados corporativos, que son la <strong>CDMX<\/strong> y <strong>Monterrey<\/strong>, cerraron el a\u00f1o con porcentajes promedio de 20.3% y 13.9%, respectivamente.<\/p>\n<p>La firma indic\u00f3 que los cinco corredores con mayor superficie vacante a nivel nacional son <strong>Santa Fe,<\/strong> en la CDMX; <strong>Santa Mar\u00eda<\/strong>, en el mercado de Monterrey; <strong>Angel\u00f3polis<\/strong>, en Puebla; <strong>Centro Sur<\/strong>, en Quer\u00e9taro; y <strong>Nueva Zona Financiera<\/strong>, en Guadalajara.<\/p>\n<p>El mercado de <strong>Angel\u00f3polis<\/strong>, en Puebla, report\u00f3 una vacancia del 24%, que equivale a 63,000 metros cuadrados (m\u00b2) de oficinas.<\/p>\n<p>No obstante, en la <strong>capital del pa\u00eds<\/strong>, la vacancia alcanz\u00f3 los 2 millones 456,000 m\u00b2, de los cuales cerca del 80% se concentr\u00f3 en cinco corredores: Santa Fe, Polanco, Insurgentes, Norte y Reforma.<\/p>\n<p>En Santa Mar\u00eda, <strong>Monterrey<\/strong>, se reportaron 82,000 m\u00b2 vacantes, que representan un porcentaje del 25%; mientras que en Centro Sur, <strong>Quer\u00e9taro<\/strong>, la vacancia alcanz\u00f3 42,000 m\u00b2, que equivale a un porcentaje de 16.6 por ciento.<\/p>\n<p>Por otro lado, <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a> se\u00f1al\u00f3 que el mercado con el menor porcentaje de espacios vacantes fue <strong>Tijuana<\/strong>, con 1.6%. En esta ciudad, los tres submercados reportaron tasas de vacancia por debajo del 1.8%, siendo el m\u00e1s cr\u00edtico V\u00eda R\u00e1pida, con 0.5% al cierre del
