Sin embargo, M\u00e9xico debe afrontar diversos retos para aprovechar este fen\u00f3meno.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">De acuerdo con Sergio P\u00e9rez Castilleja, executive managing director de <\/span><a href=\"https:\/\/newmark.mx\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Newmark<\/span><\/a><span style=\"font-weight: 400;\">, el nearshoring representa para el pa\u00eds una <\/span><b>oportunidad de crecimiento a largo plazo<\/b><span style=\"font-weight: 400;\">, por lo que es necesario realizar acciones para poder <\/span><b>atraer la mayor cantidad posible de\u00a0 Inversi\u00f3n Extranjera Directa<\/b><span style=\"font-weight: 400;\"> (IED).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Durante el su participaci\u00f3n en el Simposio Inmobiliario, organizado por la C\u00e1mara de Comercio (Canaco) de la Ciudad de M\u00e9xico, el especialista se\u00f1al\u00f3 que el fen\u00f3meno industrial <\/span><b>se concentra mayormente en los sectores manufacturero y automotriz<\/b><span style=\"font-weight: 400;\">, y debido a las innovaciones en este \u00faltimo, las oportunidades se diversifican.<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cEn 2021 y parte de 2022, la industria automotriz, que ha sido el motor de M\u00e9xico, estuvo parada totalmente por la falta de microchips. Lo que nosotros hemos visto en foros internacionales es que el nearshoring va a demandar m\u00e1s de 10 a\u00f1os, por todos los ingredientes, que en la parte automotriz se liberaron. Adem\u00e1s, vienen dos fen\u00f3menos fundamentales: los coches el\u00e9ctricos y los aut\u00f3nomos que van a cambiar totalmente toda la base de ensamble y de proveedur\u00eda, lo que representa una oportunidad inmensa. M\u00e9xico est\u00e1 preparado para convertirse en el principal sector manufacturero, con una producci\u00f3n y proveedur\u00eda diferente para la que estamos listos\u201d, explic\u00f3.\u00a0<\/span><\/p><\/blockquote>\n<p><span style=\"font-weight: 400;\">Asimismo, P\u00e9rez Castilleja resalt\u00f3 que, la <\/span><b>relocalizaci\u00f3n de empresas asi\u00e1ticas en M\u00e9xico ha provocado que la demanda industrial supere la oferta inmobiliaria<\/b><span style=\"font-weight: 400;\">, situaci\u00f3n que representa una oportunidad, pero a la vez un reto, pues la rep\u00fablica deber\u00eda poder cubrir esta creciente necesidad de espacios<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Retos y oportunidades del nearshoring<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Acerca de la reubicaci\u00f3n de empresas, el executive managing director de Newmark afirm\u00f3 que la<\/span><b> CDMX y su zona metropolitana se han convertido en las zonas industriales m\u00e1s valiosas del pa\u00eds<\/b><span style=\"font-weight: 400;\">. Debido al nivel de rentas, uso log\u00edstico y su construcci\u00f3n ligera.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En cuanto a los sectores con oportunidad de crecimiento, Sergio P\u00e9rez indic\u00f3 que las industrias\u00a0 fotovoltaica y puertos cuentan con un gran potencial. En el primer caso, M\u00e9xico se sit\u00faa dentro de los tres pa\u00edses top del mundo en el aspecto fotovoltaico; mientras que, en el segundo caso, <\/span><b>Progreso y Campeche buscan impulsar la conectividad para facilitar el transporte de productos<\/b><span style=\"font-weight: 400;\"> entre el sureste mexicano con Estados Unidos.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En ese sentido,\u00a0 P\u00e9rez Castilleja resalt\u00f3 que la IED continuar\u00e1 incrementando, ya que se est\u00e1 trabajando para que el <\/span><b><a href=\"https:\/\/centrourbano.com\/?s=nearshoring\" target=\"_blank\" rel=\"noopener\">nearshoring<\/a> pueda abastecer al mercado norteamericano<\/b><span style=\"font-weight: 400;\">.<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cTenemos la frontera m\u00e1s activa del mundo con Estados Unidos, con una red ferroviaria contin\u00faa de m\u00e1s de 30,000 km; una robusta\u00a0 red carretera y hay un proyecto de 5 puentes fronterizos que est\u00e1n pr\u00e1cticamente ya autorizados por el tema de los acuerdos comerciales y la expansi\u00f3n de cuatro m\u00e1s; as\u00ed como la inversi\u00f3n para mejorar las carreteras y un gran proyecto que llevamos nosotros que va a ser el primer parque multimodal binacional con puente fronterizo comercial en terrenos de Piedras Negras-Eagle Pass\u201d, se\u00f1al\u00f3.\u00a0<\/span><\/p><\/blockquote>\n<p><span style=\"font-weight: 400;\">Finalmente, Sergio P\u00e9rez indic\u00f3 que si bien, el nearshoring representa una gran oportunidad, tambi\u00e9n hace evidentes los retos que se deben afrontar para poder aprovechar el fen\u00f3meno industrial. Por ejemplo, es tan<\/span><b> importante contar con la infraestructura y servicios adecuados<\/b><span style=\"font-weight: 400;\">, como es<\/span><b> necesario contar con asesores inmobiliarios especializados <\/b><span style=\"font-weight: 400;\">que puedan acercar a las empresas a las mejores y \u00f3ptimas ubicaciones.\u00a0<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u00a0\u201cUno de los grandes desaf\u00edos es la baja disponibilidad de vacancia industrial del 1.5%, que es hist\u00f3rica. Los desarrolladores que llegan a M\u00e9xico necesitan tener la asesor\u00eda correcta para tener la nave en tiempo, forma y presupuesto. Si uno llega con demasiada prisa y mala asesor\u00eda, corre el riesgo de estar en zonas complicadas, que la electricidad se tarde 6 meses en llegar o, incluso, no llegue, o que la construcci\u00f3n sea de mala calidad, etc\u00e9tera. Por ello, hay que hacerlo con mucho cuidado. Hay tierra en el pa\u00eds, pero otro de los retos es que hay poca tierra con infraestructura, especialmente el\u00e9ctrica\u201d, advirti\u00f3 el executive managing director de
