No obstante este fen\u00f3meno ha visibilizado los <\/span><b>retos que enfrenta M\u00e9xico<\/b><span style=\"font-weight: 400;\"> para lograr atraer una mayor parte de inversi\u00f3n extranjera.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">De acuerdo con Josefina Mois\u00e9s, directora general de <a href=\"https:\/\/amefibra.com\/\" target=\"_blank\" rel=\"noopener\">Amefibra<\/a>, a pesar de los retos encara el pa\u00eds, cuenta con diversos puntos a favor que logran atraer mayor parte del nearshoring. Entre ellos se encuentran la <\/span><b>estabilidad macroecon\u00f3mica de nuestro pa\u00eds y los costos arancelarios<\/b><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Panorama del sector inmobiliario industrial<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Mois\u00e9s record\u00f3 que, la Secretar\u00eda de Econom\u00eda inform\u00f3 que, al cierre del tercer trimestre de 2023, la <\/span><b>Inversi\u00f3n Extranjera Directa<\/b><span style=\"font-weight: 400;\"> (IED) <\/span><b>alcanz\u00f3 los 32,926 millones de d\u00f3lares<\/b><span style=\"font-weight: 400;\"> (mdd). Dicha cifra represent\u00f3 un incremento de 30% frente a los 25,272 mdd registrados en el mismo periodo del 2022.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">De manera que, el incremento de la inversi\u00f3n refleja la confianza de los inversionistas extranjeros en el sector inmobiliario industrial de M\u00e9xico. En ese sentido, la Directora General de <a href=\"https:\/\/centrourbano.com\/inmobiliario\/amefibra-extiende-portafolio\/\" target=\"_blank\" rel=\"noopener\">Amefibra<\/a> resalt\u00f3 que se estima que <\/span><b>alrededor de 500 empresas se han establecido en el pa\u00eds<\/b><span style=\"font-weight: 400;\">, impulsados principalmente por el nearshoring.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Por lo que el<\/span><b> mercado inmobiliario se ha posicionado como una opci\u00f3n s\u00f3lida y confiable<\/b><span style=\"font-weight: 400;\">; adem\u00e1s de atractivo debido a la ubicaci\u00f3n estrat\u00e9gica del pa\u00eds, los costos de las propiedades, diversos tipos de industrias, mercado creciente, condiciones comerciales beneficiosas, bajos costos laborales, entre otros.\u00a0<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cTenemos una buena mano de obra, pero adem\u00e1s la estabilidad macroecon\u00f3mica, tasas de inter\u00e9s y tipo de cambio estable, permiten a los inversionistas evaluar la relocalizaci\u00f3n de sus \u00e1reas de producci\u00f3n a M\u00e9xico, lo que da como resultado que haya una demanda de Parques Industriales y que se tenga que trabajar en el mejoramiento de la red carretera y de telecomunicaciones, todo esto a fin de brindar grandes beneficios a las empresas extranjeras para que decidan ubicarse en nuestro pa\u00eds\u201d, coment\u00f3.\u00a0<\/span><\/p><\/blockquote>\n<p><span style=\"font-weight: 400;\">Por otra parte, Josefina Mois\u00e9s indic\u00f3 que la oferta sigue estando <strong>co<\/strong><\/span><b>mprimida debido a la fuerte demanda de espacios industriales<\/b><span style=\"font-weight: 400;\"> y a varias <\/span><b>condiciones <\/b><span style=\"font-weight: 400;\">que el pa\u00eds debe mejorar <\/span><b>como la escasez de energ\u00eda<\/b><span style=\"font-weight: 400;\">, el incremento de precios de tierra y el encarecimiento de los insumos de construcci\u00f3n y las tasas de inter\u00e9s.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En relaci\u00f3n con ello, Mois\u00e9s se\u00f1al\u00f3 que los desarrolladores en M\u00e9xico est\u00e1n apostando cada vez m\u00e1s por la<\/span><b> construcci\u00f3n de edificios sustentables<\/b><span style=\"font-weight: 400;\">. De modo que, la implementaci\u00f3n de estas <\/span><b>estrategias ambientales se ver\u00e1n en la necesidad de aumentar<\/b><span style=\"font-weight: 400;\">; ya que logran ahorros, a largo plazo, de por lo menos 40% en energ\u00eda, 20% en agua y 20% en energ\u00eda embebida en materiales para antes del a\u00f1o 2050.<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Mois\u00e9s
