{"id":144781,"date":"2023-12-21T17:11:27","date_gmt":"2023-12-21T23:11:27","guid":{"rendered":"https:\/\/centrourbano.com\/?p=144781"},"modified":"2023-12-21T17:11:27","modified_gmt":"2023-12-21T23:11:27","slug":"nearshoring-sector-inmobiliario","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/nearshoring-sector-inmobiliario\/","title":{"rendered":"Nearshoring, oportunidad de crecimiento para el sector inmobiliario"},"content":{"rendered":"<p><em>Adem\u00e1s el impulso al sector industrial, el nearshoring propiciar\u00e1 el crecimiento de la vivienda y otros inmuebles necesarios para los trabajadores<\/em><!--more--><\/p>\n<p>En los \u00faltimos a\u00f1os, el\u00a0<strong>nearshoring<\/strong>\u00a0ha presentado un marcado crecimiento, el cual el Banco Interamericano de Desarrollo (BID) calcul\u00f3 que las\u00a0<strong>inversiones en el sector<\/strong>\u00a0podr\u00edan ascender a 78, millones de d\u00f3lares (mdd) en Latinoam\u00e9rica. De dicha cifra,\u00a0<strong>M\u00e9xico podr\u00eda captar el 45%<\/strong>, es decir 35,000 mdd.<\/p>\n<p>En ese sentido, durante la charla \u2018Radiograf\u00eda del mercado inmobiliario 2023 y perspectivas 2024\u2019, Marisol Becerra, directora de Consultor\u00eda de\u00a0Tinsa M\u00e9xico, y Enrique T\u00e9llez, codirector de\u00a0desarrolladora <a href=\"https:\/\/delparque.mx\/\" target=\"_blank\" rel=\"noopener\">Del Parque<\/a>, coincidieron en que el <strong>nearshoring es una oportunidad s\u00f3lida para el crecimiento del sector inmobiliario<\/strong>, no solo del industrial.<\/p>\n<p>Al respecto, Becerra coment\u00f3 que, debido a la creciente relocalizaci\u00f3n de las empresas, los <strong>espacios industriales reflejar\u00e1n una creciente demanda, lo cual impulsar\u00e1 tambi\u00e9n el aumento de la vivienda<\/strong>, ya que como otros especialistas han se\u00f1alado, los trabajadores del nearshoring necesitar\u00e1n espacios para vivir.<\/p>\n<blockquote><p>\u201cLa relocalizaci\u00f3n de las empresas que han llegado a M\u00e9xico genera grandes oportunidades para todo el ecosistema inmobiliario. Hoy tenemos la estad\u00edstica de que m\u00e1s de 500 empresas se han establecido en el pa\u00eds, impulsando la demanda de espacios industriales, pero recordemos que la vivienda sigue al empleo, entonces una vez que se detonan estos polos industriales y laborales, se impacta todo el desarrollo residencial y de la industria en general\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>Del mismo modo, Marisol Becerra resalt\u00f3 que la <strong>regi\u00f3n que se ver\u00e1n mayormente influenciadas por este fen\u00f3meno ser\u00e1n el norte<\/strong> del pa\u00eds. Esto se debe a la cercan\u00eda de las ciudades con Estados Unidos, por lo que M\u00e9xico se ha convertido en el principal proveedor de dicho pa\u00eds.<\/p>\n<blockquote><p>\u201cEste fen\u00f3meno ya ha dinamizado los mercados industriales como Monterrey, Tijuana, Guanajuato y Guadalajara y mercados emergentes como M\u00e9rida, Toluca, Saltillo y Ju\u00e1rez\u201d, agreg\u00f3.<\/p><\/blockquote>\n<p>Por su parte, Enrique T\u00e9llez coment\u00f3 que si bien, el <a href=\"https:\/\/centrourbano.com\/inmobiliario\/nearshoring-captar-inversiones\/\" target=\"_blank\" rel=\"noopener\">nearshoring<\/a> se encuentra mayor mente en polos industriales como Nuevo Le\u00f3n o el Baj\u00edo, <strong>la tendencia industrial tambi\u00e9n se presenta en la Ciudad de M\u00e9xico<\/strong>.<\/p>\n<blockquote><p>\u201cVemos que empiezan a llegar las oficinas centrales a CDMX, al ser el centro neurol\u00f3gico de la econom\u00eda nacional, por ello el nearshoring es un detonador, no solo del subsector industrial en la industria inmobiliaria, sino tambi\u00e9n de vivienda, oficinas, la parte comercial en ciudades importantes del pa\u00eds como la Ciudad de M\u00e9xico, Guadalajara y Monterrey\u201d, se\u00f1al\u00f3.<\/p><\/blockquote>\n","protected":false},"excerpt":{"rendered":"<p>Adem\u00e1s el impulso al sector industrial, el nearshoring
