{"id":144757,"date":"2023-12-21T08:30:20","date_gmt":"2023-12-21T14:30:20","guid":{"rendered":"https:\/\/centrourbano.com\/?p=144757"},"modified":"2023-12-21T00:09:52","modified_gmt":"2023-12-21T06:09:52","slug":"precios-vivienda-cdmx-mty-gdl","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/precios-vivienda-cdmx-mty-gdl\/","title":{"rendered":"Crecen precios de vivienda en CDMX, Monterrey y Guadalajara"},"content":{"rendered":"<p><em>De acuerdo con Inmuebles24, estas tres ciudades registraron aumentos anuales en los precios de renta y venta de vivienda de entre el 10% y el 21%<\/em><!--more--><\/p>\n<p>Seg\u00fan datos de <strong>Inmuebles24<\/strong>, al cierre de 2023, las tres principales ciudades del pa\u00eds: <strong>Ciudad de M\u00e9xico, Monterrey y Guadalajara<\/strong>, registran aumentos superiores al 10%, e incluso 20%, en los <strong>precios de la vivienda en venta y renta<\/strong> frente al 2022.<\/p>\n<p>Con respecto a la <strong>vivienda en renta<\/strong>, la plataforma inmobiliaria indic\u00f3 que los precios promedio en <strong>Monterrey<\/strong> se mantuvieron al alza en casi 22%, comparado con el cierre de 2022.<\/p>\n<p>Por su parte, la <strong>CDMX<\/strong> report\u00f3 un incremento anual de 14.8% en el precio promedio del alquiler; mientras que en <strong>Guadalajara<\/strong> el aumento fue de 10.8%. En tanto, <strong>Quer\u00e9taro<\/strong> fue la ciudad que tuvo un alza m\u00e1s moderada en un comparativo anual con 2022, con 3.75%, lo que hace que mantenga su atractivo para quienes viven o \/><\/a>\n<p>&nbsp;<\/p>\n<p>Con respecto a la <strong>vivienda en venta<\/strong>, <a href=\"https:\/\/www.inmuebles24.com\/\" target=\"_blank\" rel=\"noopener\">Inmuebles24<\/a> se\u00f1al\u00f3 que <strong>Monterrey<\/strong> y la <strong>CDMX<\/strong> fueron las urbes que registraron los mayores aumentos anuales en el costo por metro cuadrado (m\u00b2) durante 2023.<\/p>\n<p>Al cierre de noviembre de 2023, la <strong>capital neoleonesa<\/strong> registr\u00f3 un precio promedio de 66,442 pesos por m\u00b2, lo que representa un aumento de 17.6% frente al mismo mes del a\u00f1o pasado; mientras que en la <strong>CDMX<\/strong> el precio promedio por m\u00b2 es de 44,684 pesos, lo que es 16.96% superior a lo registrado en noviembre de 2022.<\/p>\n<p>En tanto, <strong>Guadalajara<\/strong> report\u00f3 un precio por m\u00b2 de 49,445 pesos, lo que significa un aumento anual de 12.9%; mientras que <strong>Quer\u00e9taro<\/strong> se mantuvo como una ciudad accesible para quienes buscan adquirir una vivienda, con un promedio de 27,204 pesos por m\u00b2, un alza anual de 6.5 por ciento.<\/p>\n<a \/><\/a>\n<p>&nbsp;<\/p>\n<p>Finalmente, la plataforma asegur\u00f3 que, si se busca adquirir un inmueble, las opciones m\u00e1s convenientes, en t\u00e9rminos de <strong>plusval\u00eda<\/strong>, son la CDMX, Monterrey y Quer\u00e9taro, pues, en ellas, este indicador se encuentra por encima del 6 por ciento.<\/p>\n<a
