{"id":144486,"date":"2023-12-07T09:00:50","date_gmt":"2023-12-07T15:00:50","guid":{"rendered":"https:\/\/centrourbano.com\/?p=144486"},"modified":"2023-12-07T04:31:29","modified_gmt":"2023-12-07T10:31:29","slug":"demanda-oficinas-alza-jll","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/demanda-oficinas-alza-jll\/","title":{"rendered":"Demanda de oficinas en CDMX se mantiene al alza: JLL"},"content":{"rendered":"<p><em>La firma indic\u00f3 que, de enero a septiembre, el mercado de oficinas capitalino alcanz\u00f3 una absorci\u00f3n neta positiva de casi 165,000 m<\/em><em>\u00b2<\/em><!--more--><\/p>\n<p>De acuerdo con <strong>JLL<\/strong>, el <strong><a href=\"https:\/\/centrourbano.com\/inmobiliario\/demanda-oficinas-proximos-meses\/\" target=\"_blank\" rel=\"noopener\">mercado de oficinas<\/a> clase A de la Ciudad de M\u00e9xico<\/strong> contin\u00faa en recuperaci\u00f3n, con un aumento en la demanda y una absorci\u00f3n neta que se ha mantenido positiva y en crecimiento en los \u00faltimos seis trimestres<\/p>\n<p>Es as\u00ed que, al cierre del tercer trimestre de 2023 (3T2023), el mercado capitalino report\u00f3 una <strong>actividad total de 490,000 metros cuadrados<\/strong> (m\u00b2), lo que representa un incremento de 26% frente al mismo periodo del a\u00f1o anterior.<\/p>\n<p>Asimismo, destac\u00f3 que m\u00e1s de la mitad de esta actividad fue por ocupaci\u00f3n de nuevo espacio de oficinas en arrendamiento.<\/p>\n<p>Adem\u00e1s, gracias al incremento en la demanda, de enero a septiembre de 2023, este mercado alcanz\u00f3 una <strong>absorci\u00f3n neta positiva<\/strong> de casi 165,000 m\u00b2, la cifra m\u00e1s alta registrada desde el 2019.<\/p>\n<p>Por otro lado, <a href=\"https:\/\/www.jll.com.mx\/\" target=\"_blank\" rel=\"noopener\">JLL<\/a> indic\u00f3 que, en lo que va del a\u00f1o, se han entregado m\u00e1s de 100,000 m\u00b2 de oficinas en edificios nuevos en la CDMX; sin embargo, la <strong>tasa de desocupaci\u00f3n<\/strong> contin\u00faa con una tendencia a la baja, pues pas\u00f3 de 23.6% al cierre del 2022 a 22.8% al cierre del 3T2023.<\/p>\n<p>Con respecto a los <strong>espacios corporativos en construcci\u00f3n<\/strong>, la firma indic\u00f3 que actualmente hay 395,810 m\u00b2 en desarrollo en la capital del pa\u00eds, mismos que est\u00e1n programados para entregarse en los pr\u00f3ximos dos a\u00f1os; adem\u00e1s, se espera que aproximadamente 60,000 m\u00b2 m\u00e1s sean entregados durante los \u00faltimos tres meses del a\u00f1o.<\/p>\n<p>En ese sentido, afirm\u00f3 que la <strong>construcci\u00f3n de edificios de oficinas<\/strong> avanza a un ritmo m\u00e1s lento que en momentos en donde el mercado estaba m\u00e1s activo.<\/p>\n<p>Finalmente, JLL mencion\u00f3 que el <strong>precio de salida promedio de renta<\/strong> en el mercado corporativo de la CDMX se mantuvo con una ligera tendencia a la alza, con 24.00 d\u00f3lares por m\u00b2 al mes. La firma consider\u00f3 que la metr\u00f3poli ya alcanz\u00f3 el punto m\u00e1s bajo de este ciclo, por lo que se estima que se mantenga una ligera recuperaci\u00f3n en las
