{"id":143522,"date":"2023-10-16T18:43:47","date_gmt":"2023-10-17T00:43:47","guid":{"rendered":"https:\/\/centrourbano.com\/?p=143522"},"modified":"2023-10-16T23:44:18","modified_gmt":"2023-10-17T05:44:18","slug":"demanda-oficinas-proximos-meses","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/demanda-oficinas-proximos-meses\/","title":{"rendered":"Estima JLL demanda de 135,000 m\u00b2 de oficinas en pr\u00f3ximos meses"},"content":{"rendered":"<p><em>\u201cEstamos empezando a ver lo que muchos desarrolladores estaban esperando: el uso de las oficinas va a continuar y el modelo h\u00edbrido est\u00e1 encontrando su acomodo\u201d<\/em><!--more--><\/p>\n<p>De acuerdo con <strong>Lorena Fuertes<\/strong>, <strong>directora Internacional Transacciones Oficinas de <a href=\"https:\/\/centrourbano.com\/inmobiliario\/desocupacion-oficinas-cdmx-jll-2\/\" target=\"_blank\" rel=\"noopener\">JLL<\/a><\/strong>, el <strong>mercado corporativo de la Ciudad de M\u00e9xico<\/strong> contin\u00faa en recuperaci\u00f3n. Y es que durante el primer semestre del a\u00f1o (1S2023) se demandaron <strong>112,598 metro cuadrados (m<\/strong><strong>\u00b2<\/strong><strong>) de espacios clase A<\/strong>; adem\u00e1s de que hoy existen en el mercado grandes jugadores en b\u00fasqueda de oficinas.<\/p>\n<p>\u201cTenemos identificadas 12 empresas que en los pr\u00f3ximos seis y ocho meses van a demandar un total de <strong>135,000 m<\/strong><strong>\u00b2<\/strong><strong> de espacios de oficinas<\/strong>. De estas empresas, las que menos van a demandar son 6,000 m\u00b2 rentables, y las que m\u00e1s van a demandar estar\u00edan absorbiendo 20,000 m\u00b2 rentables cada una\u201d, estim\u00f3 la experta.<\/p>\n<p>Agreg\u00f3 que lo anterior se debe, principalmente, a <strong>crecimientos<\/strong> y\/o <strong>reubicaciones<\/strong> a mejores edificios o submercados. Adem\u00e1s de que la mayor\u00eda de estas empresas se dedican a servicios, tecnolog\u00eda, consumo y finanzas.<\/p>\n<p>Asimismo, <strong>Fuertes<\/strong> destac\u00f3 que hac\u00eda tiempo no se ve\u00eda tanta demanda de oficinas por empresa, y el promedio de transacciones anuales en la CDMX era de entre 400 y 600 m\u00b2 rentables.<\/p>\n<p>\u201cEstamos empezando a ver lo que muchos desarrolladores estaban esperando: el uso de las oficinas va a continuar y el <strong>modelo h\u00edbrido<\/strong> est\u00e1 encontrando su acomodo. Las empresas est\u00e1n estableciendo un d\u00eda, m\u00e1ximo dos d\u00edas de <strong><em>home office<\/em><\/strong>, o bien est\u00e1n siendo flexibles en los horarios de entrada y salida de sus empleados para evitar las tantas horas perdidas en el tr\u00e1fico en las grandes ciudades\u201d, se\u00f1al\u00f3.<\/p>\n<p>Por otro lado, la directiva de <a href=\"https:\/\/www.facebook.com\/watch\/live\/?ref=watch_permalink&amp;v=1605011759995508&amp;t=0\" target=\"_blank\" rel=\"noopener\">JLL<\/a> coment\u00f3 que el mercado de oficinas clase A de la capital del pa\u00eds se encuentra estable en cuanto a los <strong>precios de renta<\/strong>, pues todos los submercados, exceptuando el Norte, ya superaron su nivel m\u00e1s bajo.<\/p>\n<p>\u201cEl <strong>promedio de rentas<\/strong> lleg\u00f3 a alcanzar el precio de 23.47 d\u00f3lares por m\u00b2 rentable por mes, el m\u00e1s bajo de los \u00faltimos 10 a\u00f1os. Hoy vemos un repunte en el promedio de rentas de casi el 5%, incremento que va a ir mejorando con el tiempo como resultado de la <strong>demanda<\/strong> y la <strong>desaceleraci\u00f3n en la construcci\u00f3n<\/strong> de nuevos edificios de oficinas\u201d, explic\u00f3.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u201cEstamos empezando a ver lo que muchos desarrolladores
