Ya hab\u00eda nubes en el horizonte, pero la reciente legislaci\u00f3n restrictiva de la ciudad de Nueva York ha sido la puntilla de este modelo tur\u00edstico <\/span><span class=\"css-901oao css-16my406 r-poiln3 r-bcqeeo r-qvutc0\">extractivista.<\/p>\n<p>Vamos a comenzar comentando que el posible hundimiento de Airbnb se est\u00e1 analizando a partir de los datos de lo ocurrido en USA. Es decir, es el mercado tur\u00edstico-inmobiliario yanki el que est\u00e1 en peligro, aunque no podemos nunca afirmar que esto no llegue aqu\u00ed.<\/p>\n<p>Esto es as\u00ed porque USA es el principal mercado de esta empresa de alojamientos temporales. M\u00e1s de 33 mil millones de d\u00f3lares anuales de movimiento econ\u00f3mico. El maravilloso Reino de Espa\u00f1a se encuentra en 3er lugar, con casi 7 mil mill. Nada sorprendente pues somos.<br \/>\n<img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-142745\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/F51JJzIasAAMrBu.png\" alt=\"\" width=\"714\" height=\"422\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/F51JJzIasAAMrBu.png 714w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/F51JJzIasAAMrBu-300x177.png 300w\" sizes=\"auto, (max-width: 714px) 100vw, 714px\" \/><br \/>\nLa 2\u00aa potencia mundial tur\u00edstica por n\u00ba de visitantes, no por salario de los trabajadores del sector tur\u00edstico. Pues bien, hace ya unos meses que Airbnb muestra s\u00edntomas de agotamiento en USA. Las causas parecen ser variadas pero, en resumen, est\u00e1n relacionadas con el.<\/p>\n<p>Exceso de oferta, es decir la gran disponibilidad de casas en el portal. Sin embargo, esta disponibilidad se vio enormemente acrecentada con posterioridad a la pandemia de COVID19<\/span><span class=\"css-901oao css-16my406 r-poiln3 r-bcqeeo r-qvutc0\">. As\u00ed, las medidas restrictivas de movimientos a nivel internacional.<\/p>\n<p><\/span><\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<p><span class=\"css-901oao css-16my406 r-poiln3 r-bcqeeo r-qvutc0\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-142748\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/F51MMq8bMAAkJvy.png\" alt=\"\" width=\"726\" height=\"584\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/F51MMq8bMAAkJvy.png 726w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/F51MMq8bMAAkJvy-300x241.png 300w\" sizes=\"auto, (max-width: 726px) 100vw, 726px\" \/><\/p>\n<p>Llevaron a un incremento enorme de oferta, pasando, los ingresos de esta plataforma de menos de menos de 2 mil mill. d\u00f3lares en 2020 a m\u00e1s de 3.5 mil mill. d\u00f3lares en 2022. Eso hizo que mucha gente, llevada por su intuici\u00f3n inversora, decidir\u00e1 comprar vivienda.<\/p>\n<p>Para ponerla a disposici\u00f3n del alquiler tur\u00edstico a trav\u00e9s de esta plataforma. Pero esta vivienda no se compr\u00f3 dinero en mano, sino a trav\u00e9s de hipotecas, unas hipotecas altas, debido al precio de la vivienda, que ahora hay que devolver justo cuando las reservas bajan.<br \/>\n<img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-142749\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/F51NMvbagAAkyru.png\" alt=\"\" width=\"680\" height=\"538\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/F51NMvbagAAkyru.png 680w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/F51NMvbagAAkyru-300x237.png 300w\" sizes=\"auto, (max-width: 680px) 100vw, 680px\" \/><\/p>\n<p>Tal y como contaba hace unos meses el consultor inmobiliario <strong><a href=\"http:\/\/@nickgerli1,\">Nick Gerli,<\/a>\u00a0<\/strong><\/span><span class=\"css-901oao css-16my406 r-poiln3 r-bcqeeo r-qvutc0\">la bajada de la demanda ha hecho, adem\u00e1s, que bajen los precios y, por tanto, la rentabilidad. El resultado es menos reserva (recordemos el 48% menos en Servi, Tenesse) y gente que se las ve.<\/p>\n<p>Y se las desea para pagar las hipotecas en las que se metieron. Esto ha supuesto un efecto inesperado: quiebras de inversores y una gran disponibilidad de vivienda en el mercado de compra\/venta que ha bajado los precios.
