{"id":142662,"date":"2023-09-08T08:00:40","date_gmt":"2023-09-08T14:00:40","guid":{"rendered":"https:\/\/centrourbano.com\/?p=142662"},"modified":"2023-09-07T22:39:12","modified_gmt":"2023-09-08T04:39:12","slug":"turismo-nearshoring-oficinas","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/turismo-nearshoring-oficinas\/","title":{"rendered":"Turismo m\u00e9dico y nearshoring diversifican oficinas de Tijuana"},"content":{"rendered":"<p><em>Actualmente hay 4,913 m<\/em><em>\u00b2 de oficinas<\/em><em> disponibles para renta; as\u00ed como 10,657 m<\/em><em>\u00b2 e<\/em><em>n construcci\u00f3n, lo que incrementar en 21% el inventario actual <\/em><!--more--><\/p>\n<p>De acuerdo con <a href=\"https:\/\/www.jll.com.mx\/\" target=\"_blank\" rel=\"noopener\"><strong>JLL M\u00e9xico<\/strong><\/a>, la ciudad de <strong>Tijuana<\/strong>, Baja California, es un destino cada vez m\u00e1s popular para la inversi\u00f3n inmobiliaria nacional y extranjera.<\/p>\n<p>En este sentido, afirm\u00f3 que fen\u00f3menos como el <strong><em>nearshoring<\/em><\/strong> y <strong><em>reshoring<\/em><\/strong>, as\u00ed como el auge del <strong>turismo m\u00e9dico<\/strong> han acelerado la diversificaci\u00f3n del <strong>mercado inmobiliario de oficinas<\/strong> <strong>clase A<\/strong> en esta zona fronteriza del pa\u00eds; lo cual ha contribuido a atraer grandes inversiones a la ciudad.<\/p>\n<p>La firma indic\u00f3 que lo anterior se refleja en el <strong>inventario total de 104,383 metros cuadrados<\/strong> (m\u00b2) de oficinas clase A terminados que se contabilizaron al cierre del segundo trimestre del a\u00f1o (2T2023).<\/p>\n<p>Si bien esta cifra no presenta incremento con respecto al \u00faltimo a\u00f1o, se espera un mayor crecimiento en los pr\u00f3ximos a\u00f1os, gracias a los <strong>edificios corporativos<\/strong> que se encuentran en planeaci\u00f3n y construcci\u00f3n.<\/p>\n<p>Seg\u00fan datos de <strong>JLL<\/strong>, actualmente hay <strong>4,913 m<\/strong><strong>\u00b2 de oficinas<\/strong><strong> clase A disponibles para renta<\/strong>, los cuales se concentran en los corredores de mayor crecimiento de la ciudad: <strong>Zona R\u00edo<\/strong> con 302 m\u00b2, <strong>Zona Dorada<\/strong> con 426 m\u00b2 y <strong>Tercera Etapa del R\u00edo<\/strong> con 4,185 metros cuadrados.<\/p>\n<p>Asimismo, hoy existen <strong>10,657 m<\/strong><strong>\u00b2<\/strong><strong> en construcci\u00f3n<\/strong> ubicados en un edificio de <strong>Zona R\u00edo<\/strong>; as\u00ed como 12,915 m\u00b2 que est\u00e1n en etapa de planeaci\u00f3n en el mismo corredor. Esto podr\u00eda representar un incremento en el inventario actual de oficinas de aproximadamente un 21 por ciento.<\/p>\n<p>Por otro lado, la consultora mencion\u00f3 que los fen\u00f3menos antes mencionados, sumados a la <strong>recuperaci\u00f3n del mercado<\/strong>, motivada por la reactivaci\u00f3n de las empresas con el progresivo regreso a la oficina, ha mantenido la <strong>tasa de<\/strong> <strong>desocupaci\u00f3n en 4.71%,<\/strong> con una <a href=\"https:\/\/centrourbano.com\/inmobiliario\/desocupacion-oficinas-tijuana\/\" target=\"_blank\" rel=\"noopener\">tendencia a la baja<\/a>.<\/p>\n<p>Y, en t\u00e9rminos de <strong>demanda<\/strong>, el corredor que lidera este indicador es <strong>Zona Rio<\/strong>, pues se trata de la zona financiera m\u00e1s importante de la ciudad, donde se concentran la mayor\u00eda de las rutas de transporte p\u00fablico, comercios, hoteles ejecutivos y la garita de San Ysidro, que cuenta con una tasa de vacancia de 0.47 por ciento.<\/p>\n<p>Mientras que el corredor que <strong>mayor oferta<\/strong> tiene es la <strong>Tercera Etapa del R\u00edo<\/strong>, con una disponibilidad del 62.61 % de su inventario. Esta zona es la que ha tenido mayor crecimiento en cuanto a espacios corporativos en renta clase A.<\/p>\n<p>\u201cEn general, <strong>Tijuana<\/strong> mantiene una posici\u00f3n \u00fanica y con tendencia favorable, en la medida que se ampl\u00ede la oferta de espacios corporativos. La actividad del mercado de oficinas clase A durante el 2T2023 presenta un crecimiento s\u00f3lido y robustecido por las acciones que se est\u00e1n tomando desde el gobierno para atraer una mayor inversi\u00f3n, al ampliar las opciones para inversionistas y garantizar condiciones favorables para todos los involucrados\u201d, se\u00f1al\u00f3 <strong>JLL<\/strong>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Actualmente hay 4,913 m\u00b2 de oficinas disponibles para renta;
