{"id":141962,"date":"2023-08-09T16:08:42","date_gmt":"2023-08-09T22:08:42","guid":{"rendered":"https:\/\/centrourbano.com\/?p=141962"},"modified":"2023-08-09T16:08:42","modified_gmt":"2023-08-09T22:08:42","slug":"nearshoring-aumento-demanda-bajio","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/nearshoring-aumento-demanda-bajio\/","title":{"rendered":"Nearshoring provoca el aumento en la demanda de espacios industriales en el Baj\u00edo"},"content":{"rendered":"<p><em>CBRE estima que con el aumento de la oferta de espacios industriales, el nearshoring atraiga mayor inversi\u00f3n en el Baj\u00edo<\/em><!--more--><\/p>\n<p><span style=\"font-weight: 400;\">Al t\u00e9rmino del <strong>segundo trimestre del 2023<\/strong>, el <strong>inventario inmobiliario del Baj\u00edo acumul\u00f3 los 13.4 millones de metros cuadrados<\/strong> (m<\/span><span style=\"font-weight: 400;\">\u00b2<\/span><span style=\"font-weight: 400;\">), lo que represent\u00f3 un aumento del 3.0%, esto en comparaci\u00f3n con el mismo lapso del 2022. Esto en gran medida se debe a la<strong> expansi\u00f3n del nearshoring en la zona<\/strong>, principalmente del sector automotriz.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As\u00ed lo se\u00f1al\u00f3 <a href=\"https:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener\">CBRE<\/a>, a trav\u00e9s de un an\u00e1lisis del mercado inmobiliario industrial del Baj\u00edo. Del mismo modo, la consultora se\u00f1al\u00f3 que del total del inventario, durante el 2T2023, los<strong> estados que registraron mayor crecimiento fueron Quer\u00e9taro y Guanajuato<\/strong>. siendo el primero en que concentr\u00f3 la mitad de la nueva oferta del primer semestre.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En ese sentido, cifras de la Secretar\u00eda de Econom\u00eda Federal indicaron que<strong> de enero a marzo del 2023 el Baj\u00edo sum\u00f3 1,400 millones de d\u00f3lares<\/strong> (mdd) de Inversi\u00f3n Extranjera Directa (IED), cifra que representa un 26% menos a lo recabado durante el 1T 2022. De dicho monto, el 61% fueron absorbidos por Quer\u00e9taro y Guanajuato.\u00a0<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Nearshoring, responsable de la expansi\u00f3n del mercado industrial\u00a0<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">A pesar de la disminuci\u00f3n de IED, al cierre del 2T2023, la regi\u00f3n present\u00f3 una<strong> tasa de vacancia de 3.9%<\/strong>, es decir, 0.3 puntos porcentuales menor comparado con el 2022; adem\u00e1s, esta cifra se encuentra <strong>dentro de las las tasas m\u00e1s bajas desde 2018<\/strong>.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Al respecto, Rodrigo Folgueras, vicepresidente de CBRE regi\u00f3n Baj\u00edo, coment\u00f3 que se estima que la expansi\u00f3n del <a href=\"https:\/\/centrourbano.com\/inmobiliario\/nuevas-empresas-nearshoring\/\" target=\"_blank\" rel=\"noopener\">nearshoring<\/a> reporte mayores cifras en la zona.\u00a0<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cSe espera que el nearshoring que ha atra\u00eddo inversiones en los mercados industriales de la frontera M\u00e9xico-Estados Unidos tambi\u00e9n lleguen a la regi\u00f3n del Baj\u00edo, principalmente empresas del sector automotriz, el cual es un cl\u00faster importante en la regi\u00f3n, en San Luis Potos\u00ed y Guanajuato. Tambi\u00e9n se espera que Quer\u00e9taro contin\u00fae con demanda de tipo log\u00edstico, y con la diversificaci\u00f3n de industria manufacturera ligera como hasta ahora\u201d, coment\u00f3.\u00a0<\/span><\/p><\/blockquote>\n<p><span style=\"font-weight: 400;\">Por otra parte, la <strong>construcci\u00f3n de espacios industriales se ha enfocado en el desarrollo de Proyectos Build to Suit<\/strong> (BTS), ya que al cierre del 2T2023 cerr\u00f3 en alrededor de 479,000 m<\/span><span style=\"font-weight: 400;\">2<\/span><span style=\"font-weight: 400;\"> en desarrollo. De estos metros, el 51% ya est\u00e1n pre-arrendados y ser\u00e1n entregados entre septiembre y diciembre de 2023. De modo que, CBRE espera que con el aumento de instalaciones, contin\u00fae la expansi\u00f3n de las empresas en la regi\u00f3n\u00a0<\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>CBRE
