En ese sentido, Leonardo Gonz\u00e1lez, analista Real Estate de Propiedades.com se\u00f1al\u00f3 que la vivienda vertical se ha posicionado debido a la <strong>accesibilidad de esquemas financieros<\/strong>.<\/p>\n<blockquote><p>\u201cVemos un auge en las ofertas de inmuebles para los j\u00f3venes porque el modelo de verticalidad tiene esquemas financieros m\u00e1s rentables debido al costo de los insumos de la construcci\u00f3n y por el perfil de uso que se le da a la propiedad. Lo anterior genera un incentivo adicional para que, en grandes ciudades, como la CDMX, la edificaci\u00f3n sea m\u00e1s hacia departamentos con opciones de financiamiento accesibles\u201d, coment\u00f3.<\/p><\/blockquote>\n<p>En cuesti\u00f3n de ubicaci\u00f3n, el especialista platic\u00f3 que, en la CDMX, <strong>las colonias con mayor demanda<\/strong> de este tipo de vivienda por j\u00f3venes son <strong>Portales y Narvarte<\/strong>, seguidas alcald\u00edas de la ciudad como Iztapalapa o Iztacalco, debido al costo de los inmuebles. Ya que, siguiendo cifras de Propiedades.com, Iztapalapa ofrece rentas de departamentos entre los 3,500 y 13,500 pesos.<\/p>\n<p>Por otra parte, Gonz\u00e1lez resalt\u00f3 que el crecimiento de la <a href=\"https:\/\/centrourbano.com\/vivienda\/verticalizacion-urbana\/\" target=\"_blank\" rel=\"noopener\">vivienda vertical<\/a> tambi\u00e9n se presenta en otras ciudades, como Monterrey, donde si bien la mayor\u00eda de los inmuebles habitacionales son casas, estas viviendas han ganado terreno con 36% de las ofertas disponibles.<\/p>\n<p>Del mismo modo, el analista Real Estate explic\u00f3 que otro de los factores que <strong>influyen<\/strong> en la popularidad del mercado es el e<strong>ncarecimiento de los inmuebles.<\/strong><\/p>\n<blockquote><p>\u201cPorque, a pesar de que el poder adquisitivo ha aumentado en los \u00faltimos a\u00f1os, el valor de los inmuebles ha crecido m\u00e1s del doble, por lo que la gente busca en este tipo de propiedades opciones m\u00e1s accesibles
