El nearshoring est\u00e1 teniendo un impacto muy positivo en la vivienda\u201d, dijo el presidente ejecutivo de Vinte<\/em><!--more--><\/p>\n<p><strong>Sergio Leal Aguirre<\/strong>, <strong>presidente ejecutivo de Vinte<\/strong>, asegur\u00f3 que la firma se encuentra preparada para aprovechar las oportunidades que hoy presenta el sector de la vivienda en M\u00e9xico.<\/p>\n<p>El empresario destac\u00f3 que el fen\u00f3meno del <a href=\"https:\/\/centrourbano.com\/vivienda\/vinte-ve-oportunidad-en-nearshoring\/\" target=\"_blank\" rel=\"noopener\"><strong><em>nearshoring<\/em><\/strong> <\/a>ha tenido un impacto positivo en la industria, pues la llegada de nuevas empresas al pa\u00eds ha impulsado la demanda de vivienda.<\/p>\n<p>\u201cEstamos viviendo un momento muy interesante en el pa\u00eds. El <strong><em>nearshoring<\/em><\/strong> est\u00e1 teniendo un impacto muy positivo en los fundamentales del sector vivienda, no solo por el empleo generado sino por la necesidad b\u00e1sica de una casa para poder capturar las inversiones extranjeras en el pa\u00eds\u201d, dijo.<\/p>\n<p>Asimismo, el presidente ejecutivo de <strong>Vinte<\/strong> asegur\u00f3 que inversionistas internacionales muestran un entusiasmo por M\u00e9xico, con un enfoque particular en <strong>empresas con impacto positivo verde y social<\/strong>; as\u00ed como en los criterios ambientales, sociales y de gobierno corporativo (ESG).<\/p>\n<p>Y, de igual manera, mencion\u00f3 que, pese a que la oferta de vivienda se encuentra en m\u00ednimos hist\u00f3ricos, el sector experimenta un impulso gracias a la <strong>solidez de la banca y de los Organismos Nacionales de Vivienda<\/strong>, que ofrecen tasas hipotecarias competitivas, actualmente por debajo de los CETES.<\/p>\n<p>Adem\u00e1s de que la <strong>confianza del consumidor<\/strong>, que se ha mantenido en niveles cercanos al m\u00e1ximo hist\u00f3rico, y el <strong>empleo formal<\/strong>, que se encuentra en constante crecimiento, contribuyen a un aumento en la demanda de viviendas y al fortalecimiento del mercado inmobiliario.<\/p>\n<p>\u201cEn <strong>Vinte<\/strong>, estamos preparados para aprovechar estas oportunidades. Nos encontramos estrat\u00e9gicamente ubicados en el centro del pa\u00eds, la regi\u00f3n que recibe la mayor <strong>inversi\u00f3n extranjera directa<\/strong> y que alberga los centros log\u00edsticos m\u00e1s importantes. Tenemos dos proyectos en Nuevo Le\u00f3n, el estado con el mayor incremento de naves industriales debido al <strong><em>nearshoring<\/em><\/strong>, y en Quintana Roo, donde presenciamos un crecimiento significativo en el <strong>sector tur\u00edstico<\/strong>\u201d, afirm\u00f3 Leal.<\/p>\n<h2>Vinte en el 2T2023<\/h2>\n<p>Recientemente, <strong>Vinte<\/strong> present\u00f3 ante la Bolsa Mexicana de Valores (BMV) sus resultados del segundo trimestre de 2023 (2T2023), en los que destaca un crecimiento de 8.2% en sus <strong>ingresos totales<\/strong>; esto al pasar de 974 millones de pesos (mdp) en el 2T2022 a 1,054 mdp en el 2T2023.<\/p>\n<p>Asimismo, la <a href=\"https:\/\/www.vinte.com.mx\/\" target=\"_blank\" rel=\"noopener\">viviendera<\/a> indic\u00f3 que el <strong>EBITDA<\/strong> y la <strong>Utilidad neta<\/strong> del 2T2023 crecieron 18.2% y 17.1% en comparaci\u00f3n con el mismo periodo del a\u00f1o anterior, para alcanzar los 227 mdp y 130 mdp, respectivamente.<\/p>\n<p>Adem\u00e1s, el n\u00famero de <strong>viviendas escrituradas por Vinte<\/strong> registr\u00f3 un crecimiento anual de 1.5%, y el precio promedio por vivienda del 2T2023 alcanz\u00f3 los 1.1 mdp, lo que representa un incremento de 6.8% comparado con el 2T2022.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u201cEstamos viviendo un momento muy interesante en el pa\u00eds.
