{"id":141363,"date":"2023-07-25T14:03:28","date_gmt":"2023-07-25T20:03:28","guid":{"rendered":"https:\/\/centrourbano.com\/?p=141363"},"modified":"2023-07-25T14:03:28","modified_gmt":"2023-07-25T20:03:28","slug":"cdmx-nivel-bajo-vacancia-industrial","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/cdmx-nivel-bajo-vacancia-industrial\/","title":{"rendered":"Con 1.2%, CDMX presenta el nivel m\u00e1s bajo en vacancia industrial"},"content":{"rendered":"<p><em>El 36% de los proyectos en construcci\u00f3n ya se encuentran pre-arrendados, por lo tanto no legaran a estar disponibles en la vacancia industrial de la CDMX<\/em><!--more--><\/p>\n<p><span style=\"font-weight: 400;\">Al cierre del <strong>segundo trimestre<\/strong> del 2023 (2T), con una <strong>tasa de 1.2%, la vacancia industrial<\/strong> en la Ciudad de M\u00e9xico present\u00f3 un \u00edndice hist\u00f3rico; dicho porcentaje representa 125,000 metros cuadrados (m\u00b2) vacantes. De manera que, analistas esperan que la<strong> disponibilidad en <a href=\"https:\/\/centrourbano.com\/inmobiliario\/absorcion-espacios-industriales\/\" target=\"_blank\" rel=\"noopener\">espacios industriales<\/a> contin\u00fae a la baja<\/strong>.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As\u00ed lo indic\u00f3 el<a href=\"https:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener\"> CBRE<\/a> en un informe que detalla el panorama actual de los inmuebles industriales en la CDMX. La plataforma se\u00f1al\u00f3 que la estimaci\u00f3n de la disminuci\u00f3n en la vacancia de la capital del pa\u00eds se debe a que, de los nuevos<strong> proyectos en construcci\u00f3n<\/strong>, el <strong>36% de los espacios ya se encuentra pre-arrendado<\/strong>, sin importar que las naves industriales estar\u00e1n terminadas durante el segundo semestre del 2023.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En cuanto al \u00edndice hist\u00f3rico de vacancia, CBRE resalt\u00f3 que se debe al a<strong>umento de la demanda<\/strong> de estos espacios en el centro del pa\u00eds, adem\u00e1s de la incorporaci\u00f3n de la nueva oferta pre-arrendada. En este caso, la empresa se\u00f1al\u00f3 que el <strong>sector log\u00edstico<\/strong> concentr\u00f3 la<strong> mayor parte de la demanda industrial<\/strong> con el 70%; mientras que el otro 30% correspondi\u00f3 al\u00a0 <strong>E-Commerce<\/strong> particip\u00f3 en un 30 por ciento.\u00a0<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Expansi\u00f3n de espacios industriales en la CDMX\u00a0<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Otra de las razones de la disminuci\u00f3n en la vacancia industrial es el<strong> crecimiento de la relocalizaci\u00f3n de las empresas<\/strong>. Por lo cual, el reporte Nearshoring en M\u00e9xico de CBRE especific\u00f3 que\u00a0 la CDMX genera el 5% de participaci\u00f3n en fen\u00f3meno que ha provocado la instalaci\u00f3n y construcci\u00f3n de nuevos espacios como el plan Vallejo Azcapotzalco propuesto por el gobierno capitalino.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Dicho proyecto tambi\u00e9n se suma la construcci\u00f3n de T-MEX Park de FUNO en Nextlalpan, Estado de M\u00e9xico, el cual contar\u00e1 con un mill\u00f3n de<\/span><span style=\"font-weight: 400;\"> m\u00b2<\/span><span style=\"font-weight: 400;\">, la empresa estima que ese nuevo espacio se integra\u00a0 la vacancia industrial de la ciudad en el 2024. El nuevo complejo estar\u00e1 ubicado en uno de los corredores log\u00edsticos m\u00e1s importantes del centro del pa\u00eds y que dar\u00e1 pie a un nuevo desarrollo industrial cercano al Aeropuerto Internacional Felipe \u00c1ngeles (AIFA).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Adem\u00e1s, el Estado de M\u00e9xico tambi\u00e9n cuenta con otros proyectos en construcci\u00f3n en el CTT y que en conjunto forman 475,000 m\u00b2. Esta magnitud se distribuye en Tultitl\u00e1n con el 52%, Cuautitl\u00e1n con el 33%; mientras que el 15% restante es de proyectos de Last Mile, ubicados en Los Reyes, Gustavo A.
