{"id":141288,"date":"2023-07-21T16:26:52","date_gmt":"2023-07-21T22:26:52","guid":{"rendered":"https:\/\/centrourbano.com\/?p=141288"},"modified":"2023-07-21T18:27:19","modified_gmt":"2023-07-22T00:27:19","slug":"home-office-oficinas-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/home-office-oficinas-cdmx\/","title":{"rendered":"Por home office, oficinas se recuperan lentamente en la CDMX"},"content":{"rendered":"<p><em>Contrario a lo que sucede con las oficinas, Propiedades.com destac\u00f3 que la demanda de viviendas aptas para home office va en aumento<\/em><!--more--><\/p>\n<p>De acuerdo con el portal inmobiliario <a href=\"https:\/\/propiedades.com\/\" target=\"_blank\" rel=\"noopener\"><strong>Propiedades.com<\/strong><\/a>, pese a que este 2023 se esperaba una fuerte actividad en el <strong>mercado de oficinas de la Ciudad de M\u00e9xico<\/strong>, su proceso de recuperaci\u00f3n tras la pandemia por Covid-19 se ha ralentizado; esto debido a factores como la adopci\u00f3n del <strong><em>home office<\/em><\/strong> y el <strong>trabajo h\u00edbrido<\/strong>.<\/p>\n<p>\u201cSe anticipaba para este 2023 una <strong>recuperaci\u00f3n<\/strong> y un <strong>gran dinamismo<\/strong> para el mercado de oficinas; sin embargo, las compa\u00f1\u00edas han adaptado <strong>modelos h\u00edbridos<\/strong> para el desarrollo de sus actividades. Lo anterior significa que probablemente ser\u00e1 hasta el segundo semestre de este a\u00f1o cuando empecemos a ver las nuevas expectativas de ocupaci\u00f3n, demanda y oferta en el sector\u201d, explic\u00f3 <strong>Leonardo Gonz\u00e1lez<\/strong>, <strong>analista Real Estate de Propiedades.com<\/strong>.<\/p>\n<p>Seg\u00fan datos de <strong>Cushman &amp; Wakefield<\/strong>, la <strong>tasa de disponibilidad<\/strong> general para edificios de oficinas en zonas de alta demanda de la CDMX se ubic\u00f3 en 22.2% al cierre del primer trimestre de 2023; lo que representa una disminuci\u00f3n de 10% respecto al trimestre anterior.<\/p>\n<p>Adem\u00e1s, la consultora indic\u00f3 que los usuarios de oficinas ya han comenzado a definir cu\u00e1l ser\u00e1 su nueva estrategia para el uso y ocupaci\u00f3n de \u00e9stas. Esto debido a las nuevas necesidades de las empresas, que ahora buscan <strong>espacios de menor dimensi\u00f3n<\/strong> y otras caracter\u00edsticas para adaptarse al trabajo h\u00edbrido o remoto.<\/p>\n<p>\u201cSe est\u00e1 dando <strong>mayor flexibilidad<\/strong> en el uso de los espacios y los <strong>empleos \u2018m\u00f3viles\u2019<\/strong>, es decir, aquellos que combinan diversas ubicaciones: oficinas, hogar y espacios de <em>coworking<\/em>, est\u00e1n elevando su participaci\u00f3n. No obstante, tambi\u00e9n es claro que los <strong>espacios de oficina<\/strong> siguen jugando un rol importante en la organizaci\u00f3n del trabajo\u201d, explica un estudio de <strong>Cushman &amp; Wakefield<\/strong>.<\/p>\n<p>Por otro lado, contrario a lo que ocurre con la demanda de oficinas, <strong>Propiedades.com<\/strong> detall\u00f3 que la renta de casas y departamentos que cuentan con un <strong>espacio para realizar el <em>home office<\/em><\/strong> va al alza.<\/p>\n<p>Lo anterior ha sido en gran parte impulsado por la llegada de los <a href=\"https:\/\/centrourbano.com\/vivienda\/zonas-cdmx-nomadas-digitales\/\" target=\"_blank\" rel=\"noopener\"><strong>n\u00f3madas digitales<\/strong><\/a>, que se han instalado y consolidado en colonias como Condesa, Ju\u00e1rez o la Roma.<\/p>\n<p>\u201cLo cual se ha traducido en un incremento en los costos de renta, modificando la oferta de viviendas adaptadas con caracter\u00edsticas espec\u00edficas y servicios adaptados a este sector de la poblaci\u00f3n\u201d, precis\u00f3 <strong>Gonz\u00e1lez<\/strong>.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Contrario a lo que
