{"id":141167,"date":"2023-07-18T21:14:51","date_gmt":"2023-07-19T03:14:51","guid":{"rendered":"https:\/\/centrourbano.com\/?p=141167"},"modified":"2023-07-18T21:14:51","modified_gmt":"2023-07-19T03:14:51","slug":"absorcion-espacios-industriales","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/absorcion-espacios-industriales\/","title":{"rendered":"Cae 17% la absorci\u00f3n de espacios industriales en M\u00e9xico: Datoz"},"content":{"rendered":"<p><em>De acuerdo con especialistas de datos, la absorci\u00f3n y construcci\u00f3n de espacios industriales podr\u00eda recuperarse durante el segundo semestre del 2023, ya que tienen registro de algunos proyectos pr\u00f3ximos a desarrollar<\/em><!--more--><\/p>\n<p>A pesar de la <strong>demanda de espacios industriales<\/strong> y la llegada de diferentes empresas, al t\u00e9rmino del segundo trimestre del 2023, M\u00e9xico registr\u00f3 un <strong>17% menos en la absorci\u00f3n<\/strong>, esto en comparaci\u00f3n con el mismo periodo del a\u00f1o pasado.<\/p>\n<p>En ese sentido, Pablo Quezada, director de Nuevos Productos <a href=\"https:\/\/www.datoz.com\/\" target=\"_blank\" rel=\"noopener\">Datoz<\/a>, se\u00f1al\u00f3 que, de las cinco regiones del pa\u00eds, el <strong>Baj\u00edo<\/strong> fue la \u00fanica zona que <strong>registr\u00f3 un aumento en la absorci\u00f3n.<\/strong><\/p>\n<p>En cuanto a la absorci\u00f3n de las ciudades clave del pa\u00eds, Quezada se\u00f1al\u00f3 que la variaci\u00f3n corresponde a diversos factores locales. No obstante, al clasificar las urbes, la Ciudad de M\u00e9xico se encuentra en el primer paso, sin importar que present\u00f3 una disminuci\u00f3n del 22 por ciento.<\/p>\n<p>Mientras que <strong>Monterrey, Tijuana, Ciudad Ju\u00e1rez y Guanajuato<\/strong> presentaron <strong>aumentos en su absorci\u00f3n<\/strong> de espacios industriales con 7, 3, 14 y 11 por ciento respectivamente. Al respecto, Pablo Quezada se mostr\u00f3 optimista, ya que se\u00f1al\u00f3 que el nicho podr\u00eda alcanzar los niveles registrados en a\u00f1os anteriores.<\/p>\n<blockquote><p>\u201cEn comparaci\u00f3n a la historia reciente, respecto a los arranques (del 2023) de absorci\u00f3n, se puede observar una desaceleraci\u00f3n, sin embargo, habr\u00eda que ver c\u00f3mo termina el a\u00f1o porque es posible que en el segundo semestre del a\u00f1o puedan incrementar esos niveles y a lo mejor terminamos con niveles similares al 2020 y 2022\u201d, coment\u00f3.<\/p><\/blockquote>\n<h2>Panorama de la construcci\u00f3n de espacios industriales<\/h2>\n<p>Por otra parte, el Baj\u00edo tambi\u00e9n mostr\u00f3 una recuperaci\u00f3n en la <strong>construcci\u00f3n de espacios industriales<\/strong>. Sin embargo, en dicho sector, la <strong>zona noreste destaca de las dem\u00e1s<\/strong>, ya que registra casi 900,000 metros cuadrados (m); cabe mencionar que, en el 2022, el noreste present\u00f3 la construcci\u00f3n de alrededor de 700,000 m.<\/p>\n<p>Pablo Quezada se\u00f1al\u00f3 que la inclinaci\u00f3n hacia el noreste se debe al desarrollo del <a href=\"https:\/\/centrourbano.com\/inmobiliario\/nuevas-empresas-nearshoring\/\" target=\"_blank\" rel=\"noopener\">nearshoring<\/a> en la frontera norte de M\u00e9xico. Y, pasar de que Datoz no tiene un estimado del impacto que generar\u00e1 el sector, Quezada asegur\u00f3 que continuar\u00e1n llegando empresas al pa\u00eds.<\/p>\n<p>Caso contrario es el que presenta la zona centro, ya que, por ejemplo, <strong>la Ciudad de M\u00e9xico presenta un 58% menos de construcci\u00f3n<\/strong> en comparaci\u00f3n con el mismo periodo del 2022. Al respecto, Silvia G\u00f3mez, analista de investigaci\u00f3n de mercado de Datoz, indic\u00f3 que est<strong>o se debe al aumento en los costos de materiales, el aumento de la tierra <\/strong>y la escasez de esta.<\/p>\n<blockquote><p>\u201cCreo que la parte m\u00e1s importante es que cada vez hay menos posibilidades de adquirir tierra en la regi\u00f3n centro que incluye el Estado de M\u00e9xico (&#8230;) Aunque s\u00ed sabemos que hay proyectos por detonarse que har\u00e1n que, al cierre del a\u00f1o, esto se vea diferente\u201d,
