{"id":140847,"date":"2023-07-06T13:36:24","date_gmt":"2023-07-06T19:36:24","guid":{"rendered":"https:\/\/centrourbano.com\/?p=140847"},"modified":"2023-07-06T13:36:24","modified_gmt":"2023-07-06T19:36:24","slug":"nearshoring-terrenos-industriales","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/nearshoring-terrenos-industriales\/","title":{"rendered":"Nearshoring, raz\u00f3n del aumento de precio en los terrenos industriales en NL"},"content":{"rendered":"<p><em>La demanda inmobiliaria bruta que presenta el norte del pa\u00eds representa la cuanta parte de la demanda del pa\u00eds, porcentaje alcanzado en gran medida debido al nearshoring<\/em><!--more--><\/p>\n<p>La llegada de Tesla a Nuevo Le\u00f3n y otras empresas de<strong> nearshoring han provocado<\/strong> que algunas zonas del estado presenten un <strong>incremento en los costos de inmuebles y terrenos.<\/strong> Un ejemplo de ello es el municipio de Santa Catarina, que present\u00f3 un incremento de 120% en el precio de los terrenos de uso industrial.<\/p>\n<p>Adem\u00e1s de Santa Catarina, otras localidades que han presentado<strong> aumentos en los costos<\/strong> de los terrenos son <strong>Salinas Victoria y Escobedo<\/strong> con 50% y 30%, respectivamente, de acuerdo con datos de la proptech ITierra, compartidos por El Economista.<\/p>\n<blockquote><p>\u00abHemos detectado alza de precios, derivada de la especulaci\u00f3n ante el fen\u00f3meno del nearshoring y la llegada de Tesla. La ocupaci\u00f3n de las naves industriales en el estado est\u00e1 por encima de 97%\u201d, coment\u00f3 Alberto Montembruck, director de la ITierra.<\/p><\/blockquote>\n<p>De manera que la inversi\u00f3n de 5,000 millones de pesos (mdp) de la empresa <strong>Tesla<\/strong>, ya que <strong>ha propiciado la llegada de otras empresas<\/strong>. Lo cual ha generado el <strong>aument\u00f3 en la demanda de inmuebles y terrenos de uso industrial<\/strong>, generando un aumento en el valor.<\/p>\n<p>Ya que, seg\u00fan datos de la\u00a0Industria Nacional de Autopartes\u00a0(INA), la llegada de<a href=\"https:\/\/centrourbano.com\/inmobiliario\/mercados-industriales-que-beneficiara-la-llegada-de-tesla-solili\/\" target=\"_blank\" rel=\"noopener\"> Tesla<\/a> anticipa el arribo de\u00a0nuevos proveedores\u00a0destinados a la producci\u00f3n de componentes para autos el\u00e9ctricos. Debido a ello, se espera una\u00a0oportunidad econ\u00f3mica cercana a los 15,000 millones de d\u00f3lares (mdd) en los pr\u00f3ximos a\u00f1os.<\/p>\n<p>En ese sentido, en lo que va del a\u00f1o, la demanda industrial en el <strong>norte de M\u00e9xico<\/strong> ha acumulado 762,000 metros cuadrados (m) de demanda bruta; la cifra representa la<strong> cuanta parte de la demanda inmobiliaria industrial\u00a0<\/strong>del pa\u00eds.<\/p>\n<p>Oro factor que ha aumentado el precio del sector en NL es la de <strong>expansi\u00f3n y de inicio de operaciones en el nearshoring<\/strong> de industrias la automotriz, metalmec\u00e1nico, electr\u00f3nico, mobiliario, manufactura y log\u00edstica, as\u00ed como el comercio electr\u00f3nico.<\/p>\n<p>No obstante, el <strong>aumento en la compra y renta de parques y terrenos<\/strong>, para la segunda mitad del 2023, <strong>provocar\u00e1 la escasez de espacios industriales<\/strong>. <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a> explic\u00f3 que a pesar de las pocas, es necesario que las empresas se aseguren de que el sitio donde se instalar\u00e1n cuente con buena
