Por ello, ahora en el pa\u00eds est\u00e1 vigente la <strong>NOM-247-SE-2021<\/strong>, que busca <strong>proteger a los clientes de los fraudes<\/strong>; no obstante, los compradores pueden realizar algunas acciones para prevenirlos.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En ese sentido, Leonardo Gonz\u00e1lez, analista Real Estate de <a href=\"https:\/\/propiedades.com\/\" target=\"_blank\" rel=\"noopener\">Propiedades.com<\/a> explic\u00f3 que <strong>los fraudes no solo afectan econ\u00f3micamente<\/strong> al sector, tambi\u00e9n a la certeza y desarrollo de la industria.<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cSe trata de un tema sumamente delicado, ya que las ventas fraudulentas tienen un fuerte impacto en la confianza y finanzas de los usuarios, pero tambi\u00e9n en los vendedores leg\u00edtimos y en la industria en general. En la medida en que existan leyes que protejan a todos los involucrados, el sector inmobiliario puede seguir posicion\u00e1ndose como uno de los m\u00e1s estables y con mayor crecimiento\u201d, explic\u00f3.<\/span><\/p><\/blockquote>\n<p><span style=\"font-weight: 400;\">Por ello, la <a href=\"https:\/\/centrourbano.com\/vivienda\/nueva-nom-protegera-integralmente-a-quienes-adquieren-una-vivienda\/\" target=\"_blank\" rel=\"noopener\">NOM-247<\/a>-SE-2021 tiene el objetivo de <strong>establecer los requisitos y las <\/strong><\/span><span style=\"font-weight: 400;\"><strong>especificaciones t\u00e9cnicas<\/strong> para el dise\u00f1o, construcci\u00f3n, equipamiento, operaci\u00f3n y mantenimiento de edificaciones habitacionales.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Adem\u00e1s, en M\u00e9xico tambi\u00e9n se encuentran la Ley de Protecci\u00f3n al Consumidor y la Ley de Propiedad Industrial para prevenir delitos durante el proceso de compra-venta.\u00a0<\/span><\/p>\n<h2><span style=\"font-weight: 400;\">Recomendaciones para evitar un fraude inmobiliario<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">A pesar de las leyes y normas vigentes para evitar los delitos, <strong>Propiedades.com recomienda\u00a0 <\/strong><\/span><span style=\"font-weight: 400;\">visitar el inmueble para verificar su estado y tener contacto presencial con el anunciante. As\u00ed como investigar la reputaci\u00f3n de la empresa y\/o el vendedor antes de hacer cualquier <\/span><span style=\"font-weight: 400;\">pago.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Tambi\u00e9n, el pr\u00f3ximo propietario debe cerciorarse que la informaci\u00f3n de la empresa inmobiliaria est\u00e9 actualizada; del mismo modo, el interesado puede solicitar asesor\u00eda de organismos como la PROFECO. <\/span><span style=\"font-weight: 400;\">Asimismo, el usuario debe exigir un contrato de compra venta y la documentaci\u00f3n completa y original del
