Ese es el caso del sector inmobiliario, donde diferentes <a href=\"https:\/\/centrourbano.com\/inmobiliario\/proptech-impulso-al-desarrollo-del-sector-inmobiliario\/\" target=\"_blank\" rel=\"noopener\">herramientas y plataformas<\/a> han diversificado el mercado, pero no tienen el mismo objetivo.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Es por ello que <\/span><span style=\"font-weight: 400;\">CENTURY 21 puso en marcha la iniciativa Omni MLS, mediante la cual, la empresa busca brindar mayor certeza a los usuarios en el proceso de compra de un inmueble. As\u00ed como poner a la disposici\u00f3n de los clientes herramientas tecnol\u00f3gicas que faciliten su transacci\u00f3n.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As\u00ed lo explic\u00f3 Gerardo Contreras, CEO de CENTURY 21 para M\u00e9xico y Sudam\u00e9rica.\u00a0 Del mismo modo, el director explic\u00f3 que la plataforma evitar\u00e1 las malas pr\u00e1cticas durante el proceso de compra-venta.<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cEsta herramienta permitir\u00e1 la colaboraci\u00f3n entre profesionales inmobiliarios y dar\u00e1 certeza al promover propiedades que jur\u00eddicamente est\u00e9n listas para venderse, evitar\u00e1 la mala pr\u00e1ctica de que un inmueble est\u00e9 siendo ofrecido por asesores diferentes y pondr\u00e1 condiciones claras en cuanto a comisiones compartidas estimul\u00e1ndose en un contrato\u201d, indic\u00f3<\/span><\/p><\/blockquote>\n<p><span style=\"font-weight: 400;\">Por ello, Iracema Lara, Directora de Operaciones para <a href=\"https:\/\/century21mexico.com\/inmobiliaria\/398-century-21-kuali-tlalpan-ciudad-de-mexico-mexico\" target=\"_blank\" rel=\"noopener\">CENTURY 21 M\u00e9xico<\/a>, resalt\u00f3 que diversas empresas y asociaciones tambi\u00e9n har\u00e1n uso de Omni MLS. De esta forma, una gran parte de asesores del sector inmobiliario se encontrar\u00e1n homogeneizados.<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cA esta gran iniciativa se suman diferentes empresas como lo son Keller Williams, <\/span><span style=\"font-weight: 400;\">Sotheby&#8217;s, Neximo, Engel &amp; V\u00f6lkers, y asociaciones como AMPI, AISIN, UPIM, entre otras. A unos d\u00edas de iniciar con este proyecto (&#8230;)\u00a0 y a pesar de que no hay data espec\u00edfica, calculamos que existen un total de 250,000 asesores en M\u00e9xico, es una cifra estimada ya que nadie en la industria tiene un registro de la totalidad y es algo que a partir de la inclusi\u00f3n de Omni MLS estaremos buscando, tener m\u00e1s informaci\u00f3n y ver\u00eddica de toda la industria\u201d.<\/span><\/p><\/blockquote>\n<h2><span style=\"font-weight: 400;\">\u00bfC\u00f3mo contribuye Omni MLS al sector inmobiliario?<\/span><\/h2>\n<p><span style=\"font-weight: 400;\">Gerardo Contreras explic\u00f3 que Omni MLS contribuir\u00e1 a que los asesores y empresas tengan datos actualizados y confiables; adem\u00e1s de reglas establecidas sobre c\u00f3mo proceder.<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cCon Omni MLS por primera vez en la historia de los bienes ra\u00edces en M\u00e9xico se estar\u00e1 <\/span>regulando la labor del profesional inmobiliario, todos tendremos acceso a datos reales de cierre de transacciones en tiempo real, habr\u00e1 reglas claras que permita una mejor colaboraci\u00f3n y profesionalizaci\u00f3n de los asesores inmobiliarios, contaremos con an\u00e1lisis de mercado en cuesti\u00f3n de minutos y apegado a la realidad y se har\u00e1 m\u00e1s eficiente la gesti\u00f3n de los asesores\u201d, detall\u00f3.<\/p><\/blockquote>\n<p><span style=\"font-weight: 400;\">Por otra parte, la nueva herramienta tambi\u00e9n regular\u00e1 el tema de las comisiones. Iracema Lara explic\u00f3 que regularmente, cuando m\u00e1s de un asesor trabajan en una venta, ellos deciden la forma de dividir la comisi\u00f3n. Pero ahora, Omni MLS determinar\u00e1 los porcentajes justos de comisi\u00f3n; as\u00ed los involucrados evitar\u00e1n malas pr\u00e1cticas o malos entendidos.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En cuanto a la normatividad y cumplimiento de la Nom-247, la directora de operaciones afirm\u00f3 que todos los procesos parte de la iniciativa est\u00e1n autorizados por profeco.<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cTodo est\u00e1 en orden y cumplimiento, los contratos que se emiten est\u00e1n autorizados por PROFECO, adem\u00e1s se incluye la firma digital. Un dato importante a destacar es que todas las propiedades inscritas en Omni MLS hist\u00f3ricamente se han comercializado 17% por encima del valor que est\u00e1n fuera del mercado, esto significa que la ganancia para los propietarios y asesores es mayor\u201d.<\/span><\/p><\/blockquote>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>A trav\u00e9s de Omni MLS, distintas empresas del sector inmobiliario evitar\u00e1n las malas pr\u00e1cticas durante el proceso de compra-venta;
