{"id":140261,"date":"2023-05-30T18:26:24","date_gmt":"2023-05-31T00:26:24","guid":{"rendered":"https:\/\/centrourbano.com\/?p=140261"},"modified":"2023-05-31T15:26:54","modified_gmt":"2023-05-31T21:26:54","slug":"mercado-industrial-reynosa","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercado-industrial-reynosa\/","title":{"rendered":"Mercado industrial de Reynosa reporta absorci\u00f3n a la baja"},"content":{"rendered":"<p><em>Al cierre del 1T2023 se reportaron un par desocupaciones en Reynosa, con lo que la tasa de vacancia se coloc\u00f3 en 0.6 por ciento<\/em><!--more--><\/p>\n<p>Seg\u00fan datos de CBRE, el <a href=\"https:\/\/centrourbano.com\/inmobiliario\/mercado-industrial-de-reynosa-entre-los-mas-destacados-del-2022\/\" target=\"_blank\" rel=\"noopener\"><strong>mercado industrial de Reynosa<\/strong><\/a> cerr\u00f3 el primer trimestre del 2023 (1T2023) con un ajuste a la baja en la <strong>absorci\u00f3n bruta y neta<\/strong>, con 9,000 y 28,000 metros cuadrados (m\u00b2), respectivamente.<\/p>\n<p>Lo anterior responde al bajo nivel de <strong>vacancia\/disponibilidad<\/strong> que se registra en Reynosa, lo que limita las opciones disponibles para la llegada de nuevas empresas. Adem\u00e1s, la firma indic\u00f3 que toda la actividad se localiz\u00f3 en el submercado de <strong>Puente Pharr<\/strong>, con la expansi\u00f3n de una empresa en un edificio especulativo que a\u00fan se encuentra en desarrollo.<\/p>\n<p>En t\u00e9rminos de <strong>vacancia<\/strong>, CBRE registr\u00f3 un par desocupaciones en la ciudad durante el 1T2023, por lo que la tasa cerr\u00f3 en 0.6%. No obstante, este indicador se mantuvo por debajo de lo registrado en el 1T2022.<\/p>\n<p>Por otro lado, el <strong>inventario industrial<\/strong> en Reynosa cerr\u00f3 con 3.1 millones de m\u00b2, lo que signific\u00f3 un incremento anual de 7.8%. La consultora destac\u00f3 que durante el 1T2023 se entregaron dos proyectos <em>build-to-suit<\/em> en los submercados Poniente y Puente Pharr; mismos que sumaron 47,000 m\u00b2 al inventario.<\/p>\n<p>Adem\u00e1s, se report\u00f3 el inicio de <strong>construcci\u00f3n<\/strong> de poco m\u00e1s de 35,000 m\u00b2 de espacio industrial; por lo que se espera el crecimiento del inventario durante el resto del a\u00f1o.<\/p>\n<p>De acuerdo con CBRE, los <strong>proyectos <em>build-to-suit<\/em><\/strong> han sido los principales impulsores del crecimiento del mercado ante la escasez de oferta existente. Y, actualmente, estos espacios prearrendados constituyen el 75% de la actividad de construcci\u00f3n total.<\/p>\n<p>De igual forma, en el submercado <strong>Poniente<\/strong> se encuentra el 84% de todos estos desarrollos, donde destaca el crecimiento del <strong>Parque Industrial Villa Florida<\/strong>. Y, adicional a esto. hay 111,000 m\u00b2 distribuidos en seis proyectos en planeaci\u00f3n; mismos que se espera inicien obras durante los pr\u00f3ximos
