{"id":140012,"date":"2023-05-23T15:10:10","date_gmt":"2023-05-23T20:10:10","guid":{"rendered":"https:\/\/centrourbano.com\/?p=140012"},"modified":"2023-05-23T15:10:10","modified_gmt":"2023-05-23T20:10:10","slug":"sustentabilidad-y-sector-inmobiliario","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/opinion\/sustentabilidad-y-sector-inmobiliario\/","title":{"rendered":"Sustentabilidad y sector inmobiliario"},"content":{"rendered":"<p><em>Por Laura Zazueta Gonz\u00e1lez*<\/em><!--more--><\/p>\n<p>La sustentabilidad de las ciudades, de las viviendas y del sector inmobiliario es de gran importancia para el desarrollo humano y el cuidado del medio ambiente.<\/p>\n<p>De acuerdo con la <a href=\"https:\/\/onuhabitat.org.mx\/\"><strong>ONU-Habitat<\/strong><\/a>, la vivienda sostenible contribuye al cumplimiento de la Agenda 2030 para el Desarrollo Sostenible, al promover condiciones de vida dignas, equitativas e inclusivas para todas las personas.<\/p>\n<p>Siendo los principales aspectos que se consideran para una vivienda sostenible:<\/p>\n<ul>\n<li>El uso eficiente de energ\u00eda, mediante la incorporaci\u00f3n de ecotecnias, que son i<strong>nnovaciones tecnol\u00f3gicas dise\u00f1adas con la finalidad de preservar y restablecer el equilibrio entre la naturaleza y las necesidades humanas<\/strong> y se caracterizan por aprovechar eficientemente los recursos naturales y utilizar materiales de bajo impacto ambiental en su elaboraci\u00f3n.<\/li>\n<li>La ubicaci\u00f3n adecuada, que permita la cercan\u00eda a los centros educativos, de salud, de trabajo y de recreaci\u00f3n, as\u00ed como la movilidad sustentable y el f\u00e1cil acceso a los servicios b\u00e1sicos.<\/li>\n<li>La calidad constructiva, que debe garantizar la seguridad, el confort y la salubridad de las viviendas, as\u00ed como su adaptaci\u00f3n al clima y al contexto cultural.<\/li>\n<li>La participaci\u00f3n social, que involucre a los habitantes en el dise\u00f1o, la gesti\u00f3n y el mantenimiento de sus viviendas y entornos.<\/li>\n<\/ul>\n<p>En M\u00e9xico, la sustentabilidad en las viviendas y en el sector inmobiliario, debe considerarse como pol\u00edtica p\u00fablica, a efecto de dar atenci\u00f3n puntual al rezago en materia de construcci\u00f3n y operaci\u00f3n sustentable de la vivienda, principalmente en la que corresponde a la de inter\u00e9s social, que se comercializa a trav\u00e9s de financiamientos del <strong><a href=\"https:\/\/twitter.com\/Infonavit\">Infonavit<\/a><\/strong> y del <a href=\"https:\/\/twitter.com\/FOVISSSTEmx\"><strong>fovissste<\/strong><\/a>.<\/p>\n<p>Tomando siempre en consideraci\u00f3n, que no se privilegie la cantidad en relaci\u00f3n con la calidad, situaci\u00f3n que genera problemas de un crecimiento desordenado urbano, con falta de una infraestructura y equipamiento adecuado, que genera un deterioro ambiental, y propicia riesgos ante los fen\u00f3menos naturales.<\/p>\n<p>Por ello es necesario, fortalecer la pol\u00edtica habitacional que permita que se vincule la construcci\u00f3n de vivienda y la sustentabilidad urbana de las ciudades de nuestro pa\u00eds, considerando la densidad poblacional y habitacional de manera conveniente, para optimizar el uso del suelo y los recursos en la integraci\u00f3n funcional y social de las viviendas con su entorno urbano, evitando la formaci\u00f3n de zonas marginadas.<\/p>\n<p>En nuestro Pa\u00eds, s\u00f3lo el 1.6% del total de las viviendas, son sustentables de acuerdo con la encuesta nacional de vivienda, y esto da lugar a la construcci\u00f3n regenerativa, en donde los constructores buscan desarrollar edificios planificados desde el dise\u00f1o, hasta su operaci\u00f3n para aprovechar al m\u00e1ximo los recursos naturales y reducir el gasto de los no renovables.<\/p>\n<p>Actualmente, gran n\u00famero de las construcciones modernas en el pa\u00eds, buscan cumplir con la sustentabilidad, unos mediante la remodelaci\u00f3n y otros que desde su inicio cumplen los requisitos, que incluso les permiten el obtener la certificaci\u00f3n LEED, que distingue a proyectos inmobiliarios que han demostrado un compromiso con la sustentabilidad al cumplir con los m\u00e1s altos est\u00e1ndares de desempe\u00f1o en eficiencia energ\u00e9tica y bajo impacto al medio ambiente.<\/p>\n<p style=\"text-align: right;\"><!--more-->*Lic.
