Jard\u00edn\u2013ProHogar"},"content":{"rendered":"<p><em>Con respecto a las ventas, al cierre del 4T2022, se registraron 52 unidades de vivienda nueva desplazadas, por un monto total de 144 mdp<\/em><!--more--><\/p>\n<p>De acuerdo con los informes conjuntos de <a href=\"https:\/\/centrourbano.com\/vivienda\/venta-vivienda-condesa-roma-narvarte\/\" target=\"_blank\" rel=\"noopener\"><strong>Tinsa M\u00e9xico<\/strong>, <strong>TuHabi<\/strong> y <strong>Propiedades.com<\/strong><\/a>, al cierre del cuarto trimestre de 2022 (4T2022) se registr\u00f3 un crecimiento anual de 2% en el <strong>precio de la vivienda nueva<\/strong> en el corredor <strong>Av. Jard\u00edn-ProHogar<\/strong>, en Azcapotzalco; mientras que el precio de la <strong>vivienda usada<\/strong> subi\u00f3 22% frente al 4T2021.<\/p>\n<p>Adem\u00e1s, con respecto a las ventas, el <strong>mercado de la vivienda nueva<\/strong> ha registrado cifras en recuperaci\u00f3n desde la primera mitad de 2022; y, al cierre del 4T2022, se registraron 52 unidades vendidas en dicho corredor.<\/p>\n<p>Los informes indican que el monto que generaron las ventas fue de 144 millones de pesos (mdp); lo que equivale a un crecimiento del 174.5% con respecto al mismo periodo de 2021.<\/p>\n<p>Por otro lado, el n\u00famero de unidades en el corredor <strong>Av. Jard\u00edn-ProHogar<\/strong> registradas en el portal <strong>Propiedades.com<\/strong> creci\u00f3 un 23% en el 4T2022 con respecto al 4T2021. De \u00e9stas, el 62% corresponden a los segmentos Residencial, seguido por el Medio con el 27 por ciento.<\/p>\n<p>En el caso de vivienda nueva, el <strong>stock disponible<\/strong> dentro del corredor disminuy\u00f3 al cierre del 2022. Adem\u00e1s, el segmento Medio representa el 54% del stock disponible, y es el m\u00e1s desarrollado en la zona; mientras que el segmento Residencial cerr\u00f3 el trimestre con una participaci\u00f3n del 46 por ciento.<\/p>\n<p>Finalmente, las firmas reportaron que las <strong>tipolog\u00edas de dos rec\u00e1maras<\/strong> representan la principal oferta dentro del corredor Av. Jard\u00edn-ProHogar.\u00a0En tanto, las <strong>unidades de tres rec\u00e1maras<\/strong> representan el 36% de los listings dentro de Propiedades.com.<\/p>\n<p>El corredor <strong>Av. Jard\u00edn-ProHogar<\/strong> cuenta con una poblaci\u00f3n que supera los 39,000 habitantes, cifra que registr\u00f3 un crecimiento del 3.9% anual entre 2015 y 2020. En cuanto a demograf\u00eda, el corredor cuenta con 12,000 hogares en 14,000 viviendas, con 3.1 habitantes por vivienda; y su poblaci\u00f3n se ubica en su mayor\u00eda (71.1%) entre los 15 y 64 a\u00f1os.<\/p>\n<p>\u201cSe puede identificar que, hacia el norte del corredor, entre Av.
