{"id":139610,"date":"2023-04-26T10:00:33","date_gmt":"2023-04-26T15:00:33","guid":{"rendered":"https:\/\/centrourbano.com\/?p=139610"},"modified":"2023-04-26T12:32:21","modified_gmt":"2023-04-26T17:32:21","slug":"newmark-recuperacion-oficinas-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/newmark-recuperacion-oficinas-cdmx\/","title":{"rendered":"Reporta Newmark recuperaci\u00f3n del mercado de oficinas de CDMX"},"content":{"rendered":"<p><em>En el \u00faltimo a\u00f1o, el mercado de oficinas capitalino ha registrado absorciones de entre 20,000 y 40,000 m<\/em><em>\u00b2<\/em><em>; lo que indica que el mercado se ha estabilizado <\/em><!--more--><\/p>\n<p>De acuerdo con el \u00faltimo reporte de <strong>Newmark<\/strong>, durante el \u00faltimo a\u00f1o, el <strong>mercado de oficinas de la Ciudad de M\u00e9xico<\/strong> ha mostrado cifras positivas en t\u00e9rminos de absorciones, tasa de disponibilidad y superficie en construcci\u00f3n; lo cual indica una franca recuperaci\u00f3n en este sector.<\/p>\n<p>\u201cEstamos observando una <strong>recuperaci\u00f3n constante<\/strong> del mercado de oficinas; la cual se espera alcance una estabilidad para finales del 2024\u201d, indic\u00f3 <strong>Karen Guti\u00e9rrez<\/strong>, <strong>analista de Newmark<\/strong>.<\/p>\n<p>El reporte destaca que durante el primer trimestre de 2023 (1T2023) ingresaron al mercado m\u00e1s de 18,000 metros cuadrados (m\u00b2) de oficinas en los corredores Perif\u00e9rico Sur e Insurgentes; por lo que el trimestre cerr\u00f3 con un <strong>inventario<\/strong> superior a los 7.8 millones de m\u00b2 de \u00e1rea rentable.<\/p>\n<p>En tanto, la <strong>tasa de disponibilidad<\/strong> se mantuvo constante, y al cierre del 1T2023 se situ\u00f3 en 23.4%; lo que significa que hay 1.84 millones de m\u00b2 desocupados en la metr\u00f3poli, principalmente en los submercados de Santa Fe, Norte, Insurgentes y Polanco.<\/p>\n<p>Por otro lado, las <strong>desocupaciones<\/strong> contin\u00faan a la baja, y se situaron 38% por debajo del trimestre anterior. Los submercados que m\u00e1s desocupaciones reportaron en el 1T2023 fueron Polanco, Reforma Centro y Santa Fe, con un total de 32,000 m\u00b2 desocupados.<\/p>\n<p>Respecto a la <strong>superficie en construcci\u00f3n<\/strong>, se registr\u00f3 un aumento con el inicio de dos proyectos, por lo que actualmente hay 949,000 m\u00b2 en obra. Otros proyectos contin\u00faan en proceso de forma reservada y no han detonado del todo sus operaciones, debido a la suspensi\u00f3n y revisiones de las licencias de construcci\u00f3n por parte del gobierno.<\/p>\n<p>Finalmente, en el \u00faltimo a\u00f1o, el mercado de oficinas de la CDMX ha registrado <strong><a href=\"https:\/\/centrourbano.com\/inmobiliario\/absorcion-oficinas-1t2023-siila\/\" target=\"_blank\" rel=\"noopener\">absorciones <\/a>positivas<\/strong> de entre 20,000 y 40,000 m\u00b2; lo que indica que el mercado se ha estabilizado y contin\u00faa en recuperaci\u00f3n.<\/p>\n<p>No obstante, el reporte de <strong>Newmark<\/strong> se\u00f1ala que la <strong>absorci\u00f3n bruta<\/strong> no alcanz\u00f3 los valores del trimestre anterior; ya que los cierres reportados dentro de los edificios fueron superficies peque\u00f1as, que van de los 30 a los 6,000 m\u00b2.
