{"id":139355,"date":"2023-04-12T09:00:53","date_gmt":"2023-04-12T14:00:53","guid":{"rendered":"https:\/\/centrourbano.com\/?p=139355"},"modified":"2023-04-12T10:57:21","modified_gmt":"2023-04-12T15:57:21","slug":"fibra-mty-capital-adquisicion-zeus","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/fibra-mty-capital-adquisicion-zeus\/","title":{"rendered":"Fibra Mty levanta capital por 374 mdd para adquisici\u00f3n del portafolio Zeus"},"content":{"rendered":"<p><em>Cabe mencionar que, durante los \u00faltimos siete meses, Fibra Mty ha logrado levantar m\u00e1s de 545 millones de d\u00f3lares de capital<\/em><!--more--><\/p>\n<p>El fideicomiso de inversi\u00f3n en bienes ra\u00edces <strong>Fibra Mty<\/strong> anunci\u00f3 la conclusi\u00f3n de la segunda y \u00faltima parte de la <strong>Suscripci\u00f3n Preferente<\/strong>; misma que, en un inicio, ten\u00eda el objetivo de recaudar un monto de hasta 400 millones de d\u00f3lares (mdd).<\/p>\n<p>La compa\u00f1\u00eda logr\u00f3 levantar cerca de <strong>374 mdd<\/strong>, superior al 93% del monto objetivo; recursos que se aplicaron en su totalidad, directa o indirectamente a la adquisici\u00f3n del <a href=\"https:\/\/centrourbano.com\/inmobiliario\/zeus-aumentara-ingresos-por-renta-industrial-de-50-4-a-72-fibra-mty\/\" target=\"_blank\" rel=\"noopener\"><strong>portafolio Zeus<\/strong><\/a>.<\/p>\n<p>Adem\u00e1s, <strong>Fibra Mty<\/strong> destac\u00f3 que el nivel de endeudamiento esperado se encuentra cercano al 25%; lo que le permitir\u00eda tener una capacidad de llevar a cabo adquisiciones por un monto de hasta 250 mdd sin necesidad de acudir nuevamente a los mercados y sin sobrepasar el 35% del nivel de endeudamiento.<\/p>\n<p>Cabe mencionar que, con la adquisici\u00f3n de <strong>Zeus<\/strong>, <strong>Fibra Mty<\/strong> increment\u00f3 su \u00e1rea bruta rentable del portafolio de inversi\u00f3n a m\u00e1s de 1 mill\u00f3n 640,000 metros cuadrados (m\u00b2); esto al pasar de un portafolio de 60 edificios a 106, que permitir\u00e1n la expansi\u00f3n geogr\u00e1fica a 14 mercados del pa\u00eds.<\/p>\n<p>Respecto a la <strong>Suscripci\u00f3n Preferente<\/strong>, la Fibra se\u00f1al\u00f3 que se asignaron 263 millones 32,433 Certificados Burs\u00e1tiles Fiduciarios Inmobiliarios (CBFIs) a un precio de 12.20 pesos por CBFI, de los 393 millones 616,439 CBFIs Remanentes autorizados para ser asignados a aquellos Tenedores o terceros que hubiesen presentado una Manifestaci\u00f3n Adicional.<\/p>\n<p>De esta manera, la firma estima que recibi\u00f3 recursos brutos derivados de la suscripci\u00f3n de CBFIs por un monto total de 3,208 millones 995,682.60 pesos. El monto bruto total de la Suscripci\u00f3n Preferente alcanz\u00f3 los 6,824 millones 875,126.80 pesos; y equivale a un total de 559 millones 415,994 CBFIs.<\/p>\n<p>Adem\u00e1s, la <strong>Fibra<\/strong> destac\u00f3 que ha logrado recaudar m\u00e1s de 545 mdd en capital en los \u00faltimos siete meses.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Cabe mencionar que,
