{"id":139290,"date":"2023-04-11T09:00:44","date_gmt":"2023-04-11T14:00:44","guid":{"rendered":"https:\/\/centrourbano.com\/?p=139290"},"modified":"2023-04-11T00:34:25","modified_gmt":"2023-04-11T05:34:25","slug":"espacio-industrial-valle-mexico","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/espacio-industrial-valle-mexico\/","title":{"rendered":"Crece 6.2% inventario de espacio industrial en el Valle de M\u00e9xico"},"content":{"rendered":"<p><em>Adem\u00e1s, los desarrolladores buscan crear un nuevo corredor industrial denominado Oriente, que alberga las zonas de Chalco, Los Reyes, Ixtapaluca y Ayotla<\/em><!--more--><\/p>\n<p>De acuerdo con el reporte del <strong>mercado industrial del Valle de M\u00e9xico<\/strong>, correspondiente al primer trimestre de 2023 (1T2023), elaborado por Newmark, gracias a una demanda robusta, el <strong>inventario clase A<\/strong> alcanz\u00f3 los 11.5 millones de metros cuadrados (m\u00b2); lo que representa un crecimiento anual de 6.2 por ciento.<\/p>\n<p>De esta manera, la <strong>nueva oferta de espacio industrial<\/strong> en la regi\u00f3n supera los 170,000 m\u00b2, y se esperan m\u00e1s de 300,000 m\u00b2 para el final del a\u00f1o.<\/p>\n<p>Asimismo, el reporte destaca que los corredores que mostraron mayor crecimiento en su inventario durante el 1T2023 fueron <strong>Cuautitl\u00e1n<\/strong> y <strong>Tepotzotl\u00e1n<\/strong>; adem\u00e1s, los desarrolladores buscan expandir sus portafolios al crear un nuevo corredor industrial.<\/p>\n<p>Se trata del <strong>corredor Oriente<\/strong>, que alberga las zonas de <strong>Chalco<\/strong>, <strong>Los Reyes<\/strong>, <strong>Ixtapaluca<\/strong> y <strong>Ayotla<\/strong>. \u00c9ste ya cuenta con un inventario de poco m\u00e1s de 134,000 m\u00b2 y una tasa de disponibilidad del 5.1 por ciento.<\/p>\n<p>Adem\u00e1s, cuenta con 76,296 m\u00b2 de espacio industrial en construcci\u00f3n; los cuales pertenecen a dos diferentes proyectos de \u00faltima milla: uno ubicado en <strong>Los Reyes<\/strong> y otro en <strong>Chalco<\/strong>.<\/p>\n<p>\u201cPara finales de a\u00f1o se espera un incremento del 6% en la demanda. Y, entre los desarrolladores que est\u00e1n vigentes con nuevos proyectos para iniciar construcci\u00f3n este a\u00f1o, se encuentra Vesta, que anunci\u00f3 una inversi\u00f3n de 133.4 millones en la zona de Punta Norte\u201d, se\u00f1al\u00f3 <strong>Diana Merino<\/strong>, <strong>analista de Investigaci\u00f3n de mercados de Newmark<\/strong>.<\/p>\n<h2><strong>Espacios de \u00faltima milla detonan demanda industrial en el Valle de M\u00e9xico<\/strong><\/h2>\n<p>Por otro lado, <strong>Giovanni D\u00b4Agostino, presidente en M\u00e9xico y director regional para Am\u00e9rica Latina de Newmark<\/strong>, se\u00f1al\u00f3 que la demanda actual de espacios industriales en el Valle de M\u00e9xico ha modificado las caracter\u00edsticas que debe tener un inmueble enfocado a ciertos sectores; tendencia que continuar\u00e1 de acuerdo a las necesidades del mercado emergente y dar\u00e1 cabida a nuevos corredores.<\/p>\n<p>Al respecto, <strong>Diana Merino<\/strong> record\u00f3 que el t\u00e9rmino \u2018<strong><a href=\"https:\/\/centrourbano.com\/inmobiliario\/2023-traera-desarrollos-de-ultima-milla-en-la-capital\/\" target=\"_blank\" rel=\"noopener\">\u00faltima milla<\/a>\u2019<\/strong> surgi\u00f3 de los nuevos h\u00e1bitos de consumo; a partir de los cuales, las empresas implementaron innovadores sistemas de tecnolog\u00eda debido al crecimiento del comercio electr\u00f3nico.<\/p>\n<p>\u201cLa expansi\u00f3n del sector log\u00edstico se ha visto favorecida debido al <strong>consumo electr\u00f3nico<\/strong>, y la b\u00fasqueda de <strong>espacios industriales con una ubicaci\u00f3n privilegiada<\/strong>; con el objetivo principal de reducir los costos operativos y que sea m\u00e1s eficiente la \u00faltima parte del proceso de
