{"id":139125,"date":"2023-03-30T13:29:43","date_gmt":"2023-03-30T19:29:43","guid":{"rendered":"https:\/\/centrourbano.com\/?p=139125"},"modified":"2023-03-30T13:34:34","modified_gmt":"2023-03-30T19:34:34","slug":"que-esperar-del-sector-industrial-y-logistico-en-2023-cbre","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/que-esperar-del-sector-industrial-y-logistico-en-2023-cbre\/","title":{"rendered":"\u00bfQu\u00e9 esperar del sector industrial y log\u00edstico en 2023?"},"content":{"rendered":"<p><em>CBRE estima la comercializaci\u00f3n de 6 millones de m2 de espacio industrial y log\u00edstico en todo el mercado mexicano<\/em><!--more--><\/p>\n<p>En su \u00faltimo an\u00e1lisis del sector <strong>inmobiliario industrial<\/strong> y <strong>log\u00edstico<\/strong> de M\u00e9xico, la empresa <a href=\"https:\/\/centrourbano.com\/inmobiliario\/centros-comerciales-de-usos-mixtos-lideran-la-actividad-en-construccion-cbre\/\" target=\"_blank\" rel=\"noopener\">CBRE<\/a> explic\u00f3 las expectativas que se tienen para el <strong>mercado en 2023<\/strong>. Entre ellas, destaca la creciente demanda que propicia el <strong>Nearshoring<\/strong> y la renovaci\u00f3n de espacios en b\u00fasqueda de instalaciones modernas y eficientes.<\/p>\n<p>Como primer punto, CBRE declar\u00f3 que la demanda de <strong>espacios para manufactura<\/strong> por <strong>nearshoring<\/strong> continuar\u00e1 al alza en el norte del pa\u00eds. En ese sentido, se espera que esta alcance los 2.3 millones de metros cuadrados (m2) en 2023, de un total de <strong>6 millones de m2<\/strong> que se pretende comercializar en total de espacios industriales y log\u00edsticos del mercado mexicano.<\/p>\n<p>La opini\u00f3n de los expertos resalta que se consolidar\u00e1 una<strong> diversificaci\u00f3n de mercados<\/strong> y sectores. Por lo tanto, se espera observar el beneficio dentro de mercados como el noroeste, occidente y del sur del pa\u00eds, esto con base en los proyectos activos para 2023 y 2024 de la compa\u00f1\u00eda.<\/p>\n<p>Adem\u00e1s, la demanda de <strong>empresas chinas<\/strong> continuar\u00e1 con fuerza, pero est\u00e1 se centrar\u00e1 en Monterrey y continuar\u00e1 a lo largo del a\u00f1o. Dentro de la misma ciudad, tambi\u00e9n se ver\u00e1 el anuncio de <strong>nuevas plantas<\/strong> para la producci\u00f3n de veh\u00edculos el\u00e9ctricos tanto para pasajeros como para log\u00edstica.<\/p>\n<h2>Oportunidades del sector industrial<\/h2>\n<p>Parte de las oportunidades que presenta el <strong>sector industrial<\/strong> se encuentra en la fortaleza de las cadenas de suministros, las cuales impulsar\u00e1n la demanda de espacios. En ese sentido, se espera un crecimiento estable del <strong>e-commerce<\/strong>, que propiciar\u00e1 el aumentar la capacidad de entrega.<\/p>\n<p>Sumado a ello, los inquilinos buscar\u00e1n <strong>expandirse<\/strong> y <strong>renovar sus instalaciones<\/strong> para mejorar la eficiencia de almacenes. Bajo esta premisa, se espera observar un crecimiento en la demanda de instalaciones cercanas a las grandes ciudades; as\u00ed como del uso de<strong> energ\u00edas renovables<\/strong>.<\/p>\n<p>Finalmente, dentro de las expansiones de empresas, actualmente se espera la inclusi\u00f3n de <strong>tres parques log\u00edsticos<\/strong>, los cuales estar\u00e1n en
