Sin embargo, ante la llegada de <a href=\"https:\/\/centrourbano.com\/inmobiliario\/nearshoring-pib-mexico-centro-urbano\/\" target=\"_blank\" rel=\"noopener\">Tesla<\/a>, los <strong>desarrolladores se preparan<\/strong> para la demanda de mercado 2023 con alrededor de 31 <strong>proyectos especulativos<\/strong> en fase de planeaci\u00f3n.<\/p>\n<p>En ese sentido, se podr\u00edan sumar m\u00e1s de 482,000 m2 al inventario durante los siguientes meses. Sin embargo, la cifra se desprende de los m\u00e1s de <strong>1.2 millones de m2 en construcci\u00f3n<\/strong>, donde sobresalen los<strong> proyectos hechos<\/strong> a la medida.<\/p>\n<p>Bajo esta l\u00ednea, los mercados que presentan mayor cantidad de <strong>espacios en construcci\u00f3n<\/strong> fueron <strong>Apodaca<\/strong> con 36.1% y <strong>Santa Catarina<\/strong> con 26.7 por ciento.<\/p>\n<p>Dentro del reporte, se logr\u00f3 registrar un inicio de a\u00f1o con aumento en la <strong>disponibilidad<\/strong>, ya que, 2023 registr\u00f3 cerca de 129,000 m2 disponibles, mientras que el a\u00f1o anterior, la cifra rondaba los 115,000 metros cuadrados.<\/p>\n<p>Por otra parte, Luis Moreno, analista de mercado de Newmark, declar\u00f3 que durante el primer trimestre de 2023 (<strong>1T2023<\/strong>), se observ\u00f3 una <strong>absorci\u00f3n bruta<\/strong> de 173,000 m2, inferior a los 229,000 m2 que se reportaron el a\u00f1o anterior.<\/p>\n<p>Mientras tanto, el <strong>precio de renta<\/strong> ponderado present\u00f3 un cambio al alza con respecto al<strong> trimestre<\/strong> anterior. En ese sentido, logr\u00f3 pasar de los 5.43 a 5.80 d\u00f3lares por m2 mensual; en tanto que, de <strong>forma anual,<\/strong> se present\u00f3 un incremento relevante contra el precio del 1T2022,
