{"id":138863,"date":"2023-03-21T15:27:30","date_gmt":"2023-03-21T21:27:30","guid":{"rendered":"https:\/\/centrourbano.com\/?p=138863"},"modified":"2023-03-21T18:28:03","modified_gmt":"2023-03-22T00:28:03","slug":"cerro-de-las-mitras-vivienda-monterrey","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/cerro-de-las-mitras-vivienda-monterrey\/","title":{"rendered":"Cerro de las Mitras potencia precios de vivienda en Monterrey"},"content":{"rendered":"<p><em>Por el contrario, en San Pedro Garza Garc\u00eda el precio de la vivienda en la zona aleda\u00f1a al cerro es 35% m\u00e1s bajo que el promedio de la ciudad<\/em><!--more--><\/p>\n<p>De acuerdo con un estudio realizado por Trovit, el <strong>cerro de las Mitras<\/strong>, en Nuevo Le\u00f3n, tiene una gran influencia en el precio de la vivienda en las zonas aleda\u00f1as; es decir, los municipios de <strong>Garc\u00eda<\/strong>, <strong>Santa Catarina<\/strong>, <strong>San Pedro Garza Garc\u00eda<\/strong> y <strong>Monterrey<\/strong>.<\/p>\n<p>En el caso de la capital de la entidad, el documento afirma que vivir cerca del <strong>cerro de las Mitras<\/strong> significa una mayor apreciaci\u00f3n del valor de la vivienda; pero hay diferencias marcadas seg\u00fan el sector.<\/p>\n<p>En <strong>Cumbres<\/strong>, los inmuebles en venta en el radio cercano pueden ser 8% m\u00e1s costosos que en el resto del sector; mientras que, en <strong>Cumbres Poniente<\/strong>, el precio del metro cuadrado (m\u00b2) crece un 0.9% y en <strong>San Jer\u00f3nimo<\/strong> la cifra alcanza el 0.45 por ciento.<\/p>\n<p>Por su parte, en <strong>Santa Catarina<\/strong>, el precio del m\u00b2 de la vivienda cercana al cerro se encarece 2.51% respecto a la media del municipio. Cabe mencionar que, en los \u00faltimos a\u00f1os, el desarrollo inmobiliario en las calles m\u00e1s cercanas a la monta\u00f1a se ha incrementado; y, con la llegada de Tesla a este municipio, se espera la atracci\u00f3n de nuevas inversiones.<\/p>\n<p>Por el contrario, en <strong>San Pedro Garza Garc\u00eda<\/strong> vivir cerca al cerro no es sin\u00f3nimo de mayor plusval\u00eda; pues el precio de la vivienda en la zona aleda\u00f1a es 35% m\u00e1s bajo que el promedio de la ciudad.<\/p>\n<p>Es importante considerar que <strong>San Pedro Garza Garc\u00eda<\/strong> es reconocido por el alto poder adquisitivo de sus habitantes, y es uno de los municipios m\u00e1s costosos de M\u00e9xico y Latinoam\u00e9rica; con un precio promedio por m\u00b2 de 74,552 pesos, que supera en un 66% a los distritos de Monterrey y en 50% a Santa Catarina.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/cerro-nl.jpg\" target=\"_blank\" rel=\"noopener\"><img
