{"id":138731,"date":"2023-03-16T09:00:26","date_gmt":"2023-03-16T15:00:26","guid":{"rendered":"https:\/\/centrourbano.com\/?p=138731"},"modified":"2023-03-15T23:04:53","modified_gmt":"2023-03-16T05:04:53","slug":"precios-vivienda-reforma-santa-fe","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/precios-vivienda-reforma-santa-fe\/","title":{"rendered":"Crecen precios de vivienda en Reforma y Santa Fe en el 4T2022"},"content":{"rendered":"<p><em>Respecto a las ventas, al cierre del 4T2022 se detect\u00f3 la venta de 156 unidades de vivienda en el corredor Reforma; mientras que en Santa Fe se vendieron 171 unidades<\/em><!--more--><\/p>\n<p>De acuerdo con los informes conjuntos de <strong>Tinsa M\u00e9xico<\/strong>, <strong>TuHabi<\/strong> y <strong>Propiedades.com<\/strong>, durante el cuatro trimestre de 2022 (4T2022) se registr\u00f3 un aumento en el precio de venta de la vivienda en los corredores <strong>Reforma<\/strong> y <a href=\"https:\/\/centrourbano.com\/inmobiliario\/reserva-santa-fe-sustentable\/\" target=\"_blank\" rel=\"noopener\"><strong>Santa Fe<\/strong><\/a>, en la Ciudad de M\u00e9xico.<\/p>\n<p>En el caso de <strong>Reforma<\/strong>, los precios de venta al cierre del 4T2022 presentaron un aumento de tan solo 0.7% anual para la vivienda nueva; mientras que el precio de la vivienda usada creci\u00f3 un 6% en el mismo periodo.<\/p>\n<p>Respecto a las <strong>ventas<\/strong>, se registr\u00f3 el desplazamiento de 156 unidades, lo que representa un 124% con respecto al mismo periodo del a\u00f1o anterior; 70% de las cuales corresponden al segmento Residencial Plus.<\/p>\n<p>Por su parte, en el corredor <strong>Santa Fe<\/strong>, al cierre del 4T2022, los precios de venta presentaron un incremento del 4.4% anual para vivienda nueva; y del 8% para vivienda usada en comparaci\u00f3n al mismo periodo de 2021.<\/p>\n<p>Con respecto a las <strong>ventas<\/strong>, durante el periodo se desplazaron 171 unidades de vivienda en este corredor; de las cuales 102 corresponden al segmento Residencial, que es el que registra las mayores ventas.<\/p>\n<p>Por otro lado, el n\u00famero de unidades registradas en el portal Propiedades.com en <strong>Reforma<\/strong> creci\u00f3 un 93% en el 4T2022 con respecto al 4T2021. Dentro de los listings del portal, se observa que el 64% de las viviendas son <strong>Residencial Plus<\/strong>, seguido por el <strong>Residencial<\/strong> con el 30 por ciento.<\/p>\n<p>Adem\u00e1s, en el caso de <strong>vivienda nueva<\/strong>, el segmento <strong>Residencial<\/strong> representa el 52% del stock disponible, y ha ido en aumento desde el 3T2021; seguido por el segmento <strong>Residencial Plus<\/strong>, cuya cuota del mercado representa el 36% dentro de la zona.<\/p>\n<p>En <strong>Santa Fe<\/strong>, por su parte, el n\u00famero de unidades registradas en Propiedades.com creci\u00f3 un 111% en el 4T2022 con respecto al 4T2021; as\u00ed como un 77% en comparaci\u00f3n al 4T2020.\u00a0Dentro de los listings se observa que el 72% son <strong>Residencial Plus<\/strong> y le sigue el segmento <strong>Residencial<\/strong> con el 23 por ciento.<\/p>\n<p>Adicionalmente, en el caso de vivienda nueva, el stock present\u00f3 una reducci\u00f3n del 6% al cierre del 4T2022;
