{"id":137590,"date":"2023-02-07T08:45:08","date_gmt":"2023-02-07T14:45:08","guid":{"rendered":"https:\/\/centrourbano.com\/?p=137590"},"modified":"2023-02-03T16:49:11","modified_gmt":"2023-02-03T22:49:11","slug":"demanda-bruta-de-la-capital-se-caracteriza-por-naves-especulativas-solili","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/demanda-bruta-de-la-capital-se-caracteriza-por-naves-especulativas-solili\/","title":{"rendered":"Demanda bruta de la capital se caracteriza por naves especulativas: Solili"},"content":{"rendered":"<p><em>Solili destac\u00f3 que la capital present\u00f3 cambios importantes en los tama\u00f1os de naves industriales transadas en 2022<\/em><!--more--><\/p>\n<p>Seg\u00fan reportes de Solili, la <a href=\"https:\/\/centrourbano.com\/inmobiliario\/demanda-de-naves-industriales-de-la-cdmx-supera-1-millon-290000-m%c2%b2\/\" target=\"_blank\" rel=\"noopener\">demanda industrial de Ciudad de M\u00e9xico <\/a>(CDMX), present\u00f3 <strong>un aumento del 22% con respecto al 2021<\/strong>. Sin embargo, la demanda bruta de esta ciudad cont\u00f3 con <strong>alta presencia de naves especulativas<\/strong>, al alcanzar un 96% de la demanda global.<\/p>\n<p>En ese sentido, <strong>el 70% de las transacciones<\/strong> de naves industriales que se registraron en la capital contaron con <strong>tama\u00f1os inferiores a los 10,000 metros cuadrados<\/strong> (m2). Sin embargo, el <strong>40% de las superficies transadas<\/strong> corresponde a espacios que van desde los <strong>21,000 m2 hasta los 67,000 m2<\/strong>, ocupados por proyectos especulativos.<\/p>\n<p>Este suceso llev\u00f3 al<strong> precio de renta a tocar los 5.9 d\u00f3lares<\/strong> por m2 mensual, y posicion\u00f3 a <strong>la vacancia en 2%<\/strong>. Debido al cierre de a\u00f1o, se podr\u00eda presenciar el finiquito de los arrendamientos temporales, lo que causar\u00e1 desocupaciones en algunos espacios de la capital.<\/p>\n<p>A pesar de ello,<strong> la CDMX contin\u00faa con el desarrollo de nuevos espacios industriales<\/strong>, por lo que Solili anticipa que los niveles de <strong>construcci\u00f3n se mantendr\u00e1n por encima de los 550,000 m2 a lo largo de 2023<\/strong>.<\/p>\n<p>Debido a la din\u00e1mica, este efecto no tendr\u00e1 repercusiones importantes en la demanda de la capital del pa\u00eds. Y, en consecuencia, se estima que el crecimiento de 2023 se mantendr\u00e1 de forma firme, al igual que en los \u00faltimos
