{"id":137479,"date":"2023-01-31T12:40:52","date_gmt":"2023-01-31T18:40:52","guid":{"rendered":"https:\/\/centrourbano.com\/?p=137479"},"modified":"2023-02-08T07:40:23","modified_gmt":"2023-02-08T13:40:23","slug":"cdmx-recupera-el-81-de-la-demanda-corporativa-del-periodo-prepandemia","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/cdmx-recupera-el-81-de-la-demanda-corporativa-del-periodo-prepandemia\/","title":{"rendered":"CDMX recupera el 81% de la demanda corporativa del periodo prepandemia"},"content":{"rendered":"<p><em>La demanda corporativa capitalina se mostr\u00f3 equitativa en los diferentes submercados, a pesar de ello, la vacancia contin\u00faa en niveles altos<\/em><!--more--><\/p>\n<p>Despu\u00e9s de seis trimestres consecutivos de demandas netas negativas, <a href=\"https:\/\/www.solili.mx\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a> report\u00f3 que la Ciudad de M\u00e9xico (CDMX)<strong> recuper\u00f3 el 81% de la demanda bruta<\/strong> que se registraba al cierre del <a href=\"https:\/\/centrourbano.com\/inmobiliario\/oficinas-culminan-2022-con-grandes-avances-en-sus-indicadores\/\" target=\"_blank\" rel=\"noopener\">cuarto trimestre de 2019<\/a> (4T2019).<\/p>\n<p>En ese sentido, la capital<strong> registr\u00f3 corredores donde la vacancia se encuentra entre el 16% y 18%<\/strong>, como es el caso de <em>Perif\u00e9rico Sur<\/em> y <em>Lomas Palmas<\/em>. Al analizar la demanda, <strong>el 75% de las transacciones se ubican entre los 100 y 1,000 metros cuadrados<\/strong> (m2), cifras que se\u00f1alan d\u00f3nde se concentrar\u00e1 el inter\u00e9s de los inquilinos en 2023.<\/p>\n<p>Respecto a la <strong>ubicaci\u00f3n geogr\u00e1fica<\/strong>, se mostr\u00f3 una distribuci\u00f3n equitativa de la demanda entre Santa Fe, Reforma, Polanco e Insurgentes. Corredores que mantienen <strong>niveles promedio de 37,000 m2<\/strong> por trimestre.<\/p>\n<p>A pesar de que <strong>estos cuatro submercados agrupan el 80% de la demanda de la capital<\/strong>, los niveles de vacancia contin\u00faan en niveles altos. Adem\u00e1s, <strong>Perif\u00e9rico Sur y Lomas Palmas agregar\u00e1n 4,500 m2 y 11,600 m2<\/strong> de proyectos que podr\u00edan estar disponibles este a\u00f1o, lo que <strong>aumentar\u00e1 la competencia<\/strong> de la disponibilidad de los submercados.<\/p>\n<p>En ese sentido, los desarrolladores deber\u00e1n despertar el inter\u00e9s de los usuarios por adquirir espacios con buena distribuci\u00f3n, facilidades y dotaciones por encima del promedio. Factores que traer\u00e1n como consecuencia el aumento en la demanda de los submercados.<\/p>\n<h2>Demanda capitalina<\/h2>\n<p>Posterior a la fuerte ola de <strong>desocupaciones<\/strong> que present\u00f3 la capital, el mercado logr\u00f3 posicionarse nuevamente como uno de los m\u00e1s cotizados para el sector corporativo. Esto se debe a que <strong>gran parte de los desarrolladores lograron comprender las nuevas necesidades de los usuarios.<\/strong><\/p>\n<p>Al analizar las tendencias, <strong>se demostr\u00f3 que los inquilinos buscan oficinas listas para su ocupaci\u00f3n<\/strong>. Adem\u00e1s, de <strong>espacios flexibles<\/strong> que permitan rentas de mediano y corto plazo, lo que permite la toma de <strong>decisiones con cautela<\/strong>.<\/p>\n<p>Con la suma de estos factores, m\u00e1s el equilibrio en los precios de renta,<strong> la CDMX logr\u00f3 cerrar el 2022 con una demanda bruta anual de 593,000 m2<\/strong>. Sin embargo, es probable que se presenten aumentos en los precios de renta, pero se estima que la vacancia mostrar\u00e1 una recuperaci\u00f3n atenuada en
