{"id":137281,"date":"2023-01-25T08:45:38","date_gmt":"2023-01-25T14:45:38","guid":{"rendered":"https:\/\/centrourbano.com\/?p=137281"},"modified":"2023-01-25T12:23:50","modified_gmt":"2023-01-25T18:23:50","slug":"nearshoring-llegara-al-bajio-impulsara-al-sector-automotriz","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/nearshoring-llegara-al-bajio-impulsara-al-sector-automotriz\/","title":{"rendered":"Nearshoring llegar\u00e1 al baj\u00edo e impulsar\u00e1 al sector automotriz"},"content":{"rendered":"<p><em>Ante la llegada de posibles inversionistas, el mercado del baj\u00edo podr\u00eda enfrentarse a grandes retos derivados de la poca disponibilidad<\/em><!--more--><\/p>\n<p>Despu\u00e9s de la <strong>explosi\u00f3n del Nearshoring<\/strong> en la frontera norte del pa\u00eds, se espera que el flujo contin\u00fae hacia otros mercados, tal es el caso del <strong>Baj\u00edo<\/strong>, zona que se ver\u00e1 beneficiada principalmente por <strong>empresas del sector automotriz<\/strong>.<\/p>\n<p>En ese sentido, los corporativos buscar\u00e1n posicionarse dentro de ciudades como San Luis Potos\u00ed y Guanajuato. No obstante, los interesados deber\u00e1n tener en cuenta que las <strong>tasas de vacancia<\/strong> de la regi\u00f3n en su conjunto, se encuentran por debajo del 4.2 por ciento.<\/p>\n<p>La poca disponibilidad afecta de manera directa a ciudades como <strong>Aguascalientes<\/strong>, que reporta una vacancia del 1.6%. Mientras tanto, <strong>Quer\u00e9taro<\/strong> cuenta con la vacancia m\u00e1s alta del baj\u00edo (5.3%), derivado del nuevo inventario.<\/p>\n<p>Respecto a las <strong>construcciones<\/strong> que se realizan en la regi\u00f3n, gran parte se hacen bajo el formato Build to Suit. <a href=\"https:\/\/twitter.com\/CBRE\" target=\"_blank\" rel=\"noopener\">CBRE<\/a> asegura que, el baj\u00edo cerr\u00f3 2022 con 420,000 metros cuadrados (m2) en construcci\u00f3n, de los cuales 58% ya se encuentran prearrendados.<\/p>\n<p>Se espera que durante 2023, la actividad de la construcci\u00f3n contin\u00fae su camino, principalmente impulsada por el sector log\u00edstico y empresas automotrices, las cuales se sienten atra\u00eddas por las <strong>ventajas geogr\u00e1ficas<\/strong> y la <strong>fuerza laboral calificada<\/strong>.<\/p>\n<h2>Antecedentes del baj\u00edo<\/h2>\n<p>De enero a septiembre del 2022, la regi\u00f3n del baj\u00edo registr\u00f3 un <strong>aumento del 9% en Inversi\u00f3n Extranjera Directa<\/strong> (IED), al recaudar 2,700 millones de d\u00f3lares. El 71% de la cifra pertenece al <strong>sector manufactura<\/strong>, y Guanajuato fue el principal expositor.<\/p>\n<p>Derivado de los resultados, <strong>Guanajuato<\/strong> y <strong>Quer\u00e9taro<\/strong> se posicionaron como <strong>l\u00edderes en demanda industrial<\/strong>, al concretar el 72% de la absorci\u00f3n neta total.<\/p>\n<p>Mientras tanto, <strong>Aguascalientes<\/strong> por su poca disponibilidad, <strong>dedic\u00f3 el a\u00f1o a la renovaci\u00f3n de los contratos<\/strong> vigentes. Y, por su parte, <strong>San Luis Potos\u00ed<\/strong> recibi\u00f3 beneficios por parte de inquilinos que buscaban comprar terreno industrial para el desarrollo de inmuebles.<\/p>\n<p>Con estos antecedentes, la regi\u00f3n industrial del baj\u00edo demuestra que cuenta con las capacidades necesarias para recibir la llegada de nuevas inversiones. Adem\u00e1s de contar con la infraestructura adecuada para la cimentaci\u00f3n de nuevos parques industriales.<\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Ante
