En ese sentido, <a href=\"https:\/\/www.solili.mx\/noticias\/\" target=\"_blank\" rel=\"noopener\">Solili<\/a> declar\u00f3 que <em>Ciudad de M\u00e9xico (CDMX), Monterrey, Guadalajara, Quer\u00e9taro y Puebla<\/em> demandaron en su conjunto 820,000 metros cuadrados (m2), equivalente al <strong>85% de lo registrado en 2019<\/strong>.<\/p>\n<p>En cuanto a la <strong>absorci\u00f3n neta<\/strong>, estos mercados lograron recuperar el <strong>70% de lo reportado en 2019<\/strong>. No obstante, dentro del movimiento anual 2022, la <strong>CDMX<\/strong> se posicion\u00f3 como el mercado de oficinas m\u00e1s activo, al agrupar 593,000 metros cuadrados.<\/p>\n<p>Mientras tanto, <strong>la vacancia detuvo su crecimiento<\/strong>, lo que estabiliz\u00f3 el precio promedio de renta en 21 d\u00f3lares por m2 mensual. Dentro de este indicador, Monterrey y Guadalajara observaron importantes ajustes a la baja de 5% y 3.6%, lo que incentiv\u00f3 a un cierre de a\u00f1o con 16% y 19% de disponibilidad, respectivamente.<\/p>\n<h2>Oficinas flexibles<\/h2>\n<p>Despu\u00e9s de meses de investigaci\u00f3n, los especialistas en el mercado de oficinas demostraron que <strong>las oficinas flexibles<\/strong> ser\u00e1n punta de lanza para mejorar el rendimiento del mercado. El principal motivo del cambio, se debe a las <strong>nuevas modalidades de trabajo<\/strong>, que\u00a0 impulsa a diversas empresas a demandar menores superficies.<\/p>\n<p>Adem\u00e1s, con los cambios que arrastra la pandemia, <strong>se demandan espacio<\/strong>s que cuentan con <em>salones de usos m\u00faltiples, dotados de comunicaci\u00f3n y mobiliario m\u00e1s flexibles<\/em>.<\/p>\n<p>Debido a la situaci\u00f3n, <strong>es necesario invertir m\u00e1s en instalaciones<\/strong>. No obstante, las empresas que est\u00e1n en b\u00fasqueda de espacios con estas caracter\u00edsticas, <strong>estar\u00e1n en disposici\u00f3n de pagar m\u00e1s<\/strong> en t\u00e9rminos de renta unitaria por un espacio m\u00e1s moderno.<\/p>\n<p>Respecto a los <strong>proyectos en ejecuci\u00f3n<\/strong>, los desarrolladores optaron por lanzarlos en funci\u00f3n de la demanda, por lo que pueden tomar ventaja ante potenciales clientes que optan por oficinas que se encuentran en disposici\u00f3n inmediata.<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Los
